Where to Get a USDA Loan: Approved Lenders and Requirements

There are two places to get a USDA home loan, and which one you use comes down to your household income. If you earn up to 115% of your area’s median income, you apply through a USDA-approved private lender under the Single Family Housing Guaranteed Loan Program. If your income falls below the low-income threshold for your county, you apply directly at a local USDA Rural Development field office through the Section 502 Direct Loan Program. The property has to sit in a USDA-eligible rural area either way, so confirming the address is a smart first step before you contact anyone.

Approved Lenders for the Guaranteed Program

Most USDA borrowers go through the guaranteed program. A bank, credit union, or mortgage company puts up the money, and USDA backs 90% of the loan if you default. That backing is what lets these lenders offer zero-down financing to buyers they might otherwise turn away.1Rural Development U.S. Department of Agriculture. Not every lender participates. USDA keeps a searchable state-by-state list of institutions that have recently originated guaranteed loans at rd.usda.gov/resources/lenders, and that list is the fastest way to find one near you.2Rural Development. Active Lenders If you would rather ask a person, you can email USDA’s Lender and Partner Activities branch at sfhgld.lenderpartner@usda.gov. Once you pick a lender, that lender handles your full application and works with USDA staff behind the scenes to secure the guarantee.1Rural Development U.S. Department of Agriculture. One structural note before you shop: guaranteed loans must be 30-year fixed with regular monthly payments. Anything else is ineligible for the guarantee.3U.S. Department of Agriculture. HB-1-3555, Chapter 7 – Loan Terms and Conditions Your payment will not change over the life of the loan.

Local Rural Development Offices for Direct Loans

If your household income falls below the low-income threshold for your area, the Section 502 Direct Loan Program cuts out the private lender entirely. USDA itself provides the funds, and the effective interest rate can drop as low as 1% through payment assistance for households who need it most.4Rural Development U.S. Department of Agriculture. You apply in person or by mail at a local Rural Development field office, and government staff handle intake, closing, and long-term servicing. To find your nearest office, use the locator at rd.usda.gov/find-your-local-area-office, choose your state, and you will get a list of service centers with phone numbers and addresses.6Rural Development. Find Your Local Service Center If that page is temporarily down, USDA points applicants to offices.usda.gov as a backup.

Income limits for the direct program vary by county and household size, and USDA publishes updated tables each fiscal year. As a rough frame, “very-low income” typically corresponds to 50% of the area median income and “low income” to 80%, but the actual dollar figures shift significantly from one county to the next. Your local office can tell you within minutes whether your household qualifies.

Check the Property Before You Do Anything Else

Both programs require the home to be in a USDA-defined rural area, and this is the one requirement no paperwork can fix later. The definition is more generous than most buyers expect. Areas with populations under 35,000 often qualify, and some suburbs on the fringe of metro areas do too.7Rural Development. Housing Programs USDA hosts an interactive property eligibility map at eligibility.sc.egov.usda.gov where you can type in any address and see instantly whether it falls inside or outside the eligible boundary.8USDA. The house itself also has to be decent, safe, and sanitary. For direct loans, a state-licensed inspector must confirm structural soundness and verify that plumbing, water, sewage, heating, and electrical systems all work.9USDA Rural Development. HB-1-3550, Chapter 5 – Property Requirements Standard single-family homes, condos (with some limits), townhomes, modular homes, and certain manufactured homes are all eligible property types.

What You’ll Need to Qualify

USDA does not publish a hard minimum credit score for guaranteed loans, but 640 is the practical threshold. At 640 and above, the automated system treats your credit as acceptable without digging into individual items. Below 640, you face a full manual credit review: the lender has to build a credit history from at least three sources, verify your rent or mortgage payment record, and complete a credit history worksheet.10USDA Rural Development. Credit Requirements for Section 502 and 504 Direct Loan Programs Approval is still possible, just slower. The direct program uses the same 640 line, and applicants with no credit score at all can still qualify through non-traditional documentation like utility payments and landlord references.

Income verification applies to every adult in the household, not just the person signing for the loan. Lenders need W-2s for the past two years, pay stubs covering the most recent 30 days with year-to-date figures, and federal tax returns with all schedules.11USDA Rural Development. HB-1-3555, Chapter 9 – Income Analysis – Income and Documentation Matrix Self-employed applicants also need two years of business returns (Schedule C, Schedule F, or Form 1065 and K-1 as appropriate) plus a year-to-date profit and loss statement. Non-U.S. citizens have to document qualified alien status, which the lender verifies through USDA’s SAVE system.12USDA LINC. Underwriting and Loan Closing Documentation Matrix

For guaranteed loans, you fill out the standard Uniform Residential Loan Application (FNMA Form 1003) with your lender.13U.S. Department of Agriculture. HB-1-3555, Chapter 15 – Submitting the Application Package For direct loans, you use USDA’s own Form RD 410-4 at the field office,14USDA. Instructions for Form RD 410-4 along with Form RD 3550-1, which authorizes USDA to verify your employment, bank accounts, and landlord references for the life of the loan.15United States Department of Agriculture Rural Development. Direct loan processing times vary with the field office’s workload. Plan for at least 30 to 60 days before an initial eligibility decision, and respond quickly to any request for extra documentation — delays on your end compound delays on theirs.1Rural Development U.S. Department of Agriculture. If You’re Denied

A denial does not have to be the end. You have 30 calendar days from the date you receive an adverse decision to file an appeal with USDA’s National Appeals Division. The appeal needs a copy of the denial letter if you have it, a brief explanation of why you disagree, and your signature, and you can file electronically, by fax, or by mail.16USDA. How to File a NAD Appeal

Before you go the formal appeal route, ask the loan officer or lender exactly what caused the denial. Sometimes the fix is simple: an overlooked income source, a documentation gap, or a debt ratio that improves once you pay off a small balance. If credit is the issue and you are close to 640, spending a few months getting above that line and reapplying is often faster than fighting the original decision, because crossing 640 removes the manual review that trips up many applicants in the first place.
