Forbearance is a temporary agreement with your loan servicer to pause or reduce your payments while you work through a financial hardship. The relief typically runs three to twelve months, interest usually keeps building during that time, and you still owe every dollar once the pause ends. If you are asking what forbearance is because you are deciding whether to request it, the short version is this: it buys you time, not forgiveness, and the cost of that time shows up on the back end.
How It Works
When you enter forbearance, your servicer agrees in writing to accept reduced payments or no payments for a set window. The agreement states how long the relief lasts, what you owe (if anything) each month, and what happens when the period closes. For Fannie Mae-backed mortgages, servicers can offer an initial forbearance of up to six months and extend for another six, capping the cumulative relief at twelve months without special approval.1Fannie Mae. Forbearance Plan Federal student loan servicers can grant forbearance for up to twelve months at a time.2Consumer Financial Protection Bureau. What Is Student Loan Forbearance?
The loans that commonly qualify include residential mortgages (both government-backed and conventional), federal and private student loans, and some auto loans. Private lenders set their own terms, which are often less generous than federal programs. Your first move is always to contact the servicer handling your specific loan and ask what they offer.
Interest Keeps Running, and Then It Capitalizes
This is the part most people miss. Interest continues to accrue on your balance for virtually the entire time you are in forbearance, including on both subsidized and unsubsidized federal student loans.3Cloudfront.net. Interest Capitalization on Federal Student Loans The federal subsidy that covers interest during deferment on subsidized loans does not carry over to forbearance.
The real sting comes from capitalization. When forbearance ends, the unpaid interest you racked up gets added to your principal. From that point forward, your interest charges are calculated on the larger number. On a $100,000 mortgage at 5%, roughly $417 in interest accrues each month. Six months of forbearance adds about $2,500 to the balance, and every future interest calculation runs against $102,500 instead of $100,000.
Before you accept forbearance, do the math. Multiply your outstanding balance by your annual interest rate, divide by twelve, and multiply by the number of months you expect to pause. That figure is the minimum extra cost you are agreeing to carry.
Forbearance vs. Deferment
Both tools pause payments, but they treat interest very differently. During deferment on subsidized federal student loans, the government pays the interest that accrues, so your balance does not grow.4Federal Student Aid. Student Loan Deferment During forbearance, you owe all the interest on every loan type.3Cloudfront.net. Interest Capitalization on Federal Student Loans
Deferment has stricter eligibility: half-time school enrollment, active military service, unemployment, economic hardship, or cancer treatment.4Federal Student Aid. Student Loan Deferment Forbearance covers broader financial difficulty but costs more because of the interest. If you qualify for both, choose deferment.
How to Request Forbearance
Call your servicer as soon as you see trouble coming. Waiting until you have already missed payments narrows your options and can change how your account is reported. The request needs to be in before your account falls into default.
For mortgages, the servicer will ask you to explain the hardship and provide documentation such as recent bank statements, proof of unemployment, or evidence of your monthly income and existing obligations.5FSA Partner Connect. Chapter 5 – Forbearance and Deferment Federal student loan forbearance is simpler and can often be requested by phone. Student loan relief falls into two buckets. General (discretionary) forbearance covers broad financial difficulty, medical expenses, or job changes, and the servicer decides whether to grant it. Mandatory forbearance applies to specific situations defined by law, and the servicer must approve it if you qualify.6Federal Student Aid. Loan Forbearance
Mortgage Timelines and Foreclosure Protection
Under federal Regulation X, your mortgage servicer must acknowledge a loss mitigation application within five business days and tell you whether it is complete or what is missing.7eCFR. 12 CFR 1024.41 – Loss Mitigation Procedures Once your application is complete, the servicer has 30 days to evaluate you for all available options.
Regulation X also sets a hard floor on foreclosure. A servicer cannot begin foreclosure until your mortgage is more than 120 days delinquent. If you submit a complete application before that first foreclosure filing, the servicer generally cannot move forward until it has finished evaluating you and you have either been denied, rejected the offer, or failed to follow through.7eCFR. 12 CFR 1024.41 – Loss Mitigation Procedures Filing early is your strongest protection.
Get everything in writing. Do not stop paying until you have a formal agreement confirming the start date, end date, and what is expected of you during the pause.
What You Owe When It Ends
Once forbearance closes, you owe the missed payments plus the interest that accrued. For federally backed mortgages, including Fannie Mae, FHA, VA, and USDA loans, a lump-sum payment is explicitly not required.8Federal Housing Finance Agency. No Lump Sum Required at the End of Forbearance9USDA Rural Development. CARES Act Forbearance Fact Sheet for Mortgagees and Servicers of FHA, VA, or USDA Loans Some private lenders may still ask for one, so read your agreement.
Realistic repayment paths include:
- A repayment plan, where your monthly payment temporarily rises so you catch up over a few months to a year.
- A payment deferral, where the missed payments move to the end of the loan as a non-interest-bearing balance that comes due at maturity, sale, or refinance. Under Fannie Mae’s version, late fees are waived and your interest rate and monthly payment stay the same.10Fannie Mae. Payment Deferral
- A loan modification, where the lender permanently restructures the terms, usually by lowering the rate, stretching the term, or both. You will need to requalify.
Start the conversation with your servicer at least 30 days before forbearance ends.11Consumer Financial Protection Bureau. Exit Your Forbearance Carefully Servicers are supposed to reach out around that time, but do not wait for the call.
Credit, Escrow, and Taxes
How forbearance shows up on your credit report depends on the loan and whether you were current beforehand. For federally backed mortgages reported under Fannie Mae and Freddie Mac guidelines, an approved forbearance should not be reported as delinquent. If you simply stop paying without a signed agreement, your servicer will report missed payments the same way it always would. Private servicers set their own policies, and the treatment can be less favorable, so ask in writing. Even when the account itself looks clean, future lenders can see that a forbearance occurred, and some mortgage underwriters treat a recent one as a risk factor when you try to refinance or borrow again.
If your mortgage has an escrow account, your servicer should keep paying property taxes and insurance premiums during the pause. Confirm it rather than assume. When forbearance ends, the escrow account will almost certainly show a shortage because nothing was flowing in while the servicer was still paying out. That shortage gets spread across future monthly payments, so your bill may rise even after you have handled the forborne amount itself.12Consumer Financial Protection Bureau. Manage Your Money During Forbearance Under Fannie Mae’s payment deferral program, escrow shortages are not folded into the deferred balance, so expect to repay them through higher monthly escrow contributions.10Fannie Mae. Payment Deferral If you do not have an escrow account, you are responsible for paying taxes, insurance, and any HOA or condo fees directly throughout the pause.
Forbearance by itself does not create a tax bill, because no debt is being canceled. The tax question arises only if your lender later forgives part of the principal or if a foreclosure discharges the remaining balance; in those cases the forgiven amount is generally treated as taxable income in the year of cancellation. Exclusions exist for insolvency, bankruptcy discharge, and qualified principal residence indebtedness discharged before January 1, 2026.13Internal Revenue Service.
