A loan payoff quote is the exact dollar amount your lender says will close out the debt as of a specific date. For a mortgage, federal law gives the servicer seven business days to produce that figure after you request it in writing. The number differs from your monthly statement because it captures the remaining principal, interest accrued through a stated “good through” date, and any fees the lender is entitled to charge, giving you one final total instead of an ongoing balance.
How to Request the Quote
Have your loan account number ready along with the identifying details for the collateral: property address for a mortgage, VIN for an auto loan. Pick a target payoff date, because interest accrues daily and the total depends on when the lender receives funds. Most servicers accept requests through their online portal, by phone, or in writing.
If a title company, attorney, or housing counselor is handling the transaction, the servicer needs a signed third-party authorization on file before it will release account information.1Consumer Financial Protection Bureau. Allowing a Third Party to Work With Your Mortgage Company The form usually asks for the borrower’s name, account number, property address, and the third party’s contact details. Ask your servicer whether they require their own form or accept a general authorization letter.
How Fast the Lender Has to Respond
For any loan secured by your home, the servicer must send an accurate payoff statement within seven business days of receiving a written request from you or someone you have authorized.2eCFR. 12 CFR 1026.36 – Prohibited Acts or Practices and Certain Requirements for Credit Secured by a Dwelling Loans in bankruptcy or foreclosure, reverse mortgages, shared appreciation mortgages, and accounts affected by a natural disaster are exceptions; in those cases the servicer gets a “reasonable time” instead of a firm deadline.
High-cost mortgages run on a shorter clock. The servicer must deliver the statement within five business days and generally cannot charge a fee for it.3eCFR. 12 CFR 1026.34 – Prohibited Acts or Practices in Connection With High-Cost Mortgages For standard mortgages, lenders may charge a reasonable preparation fee, though some waive it for the first few requests each year.
These rules come from Regulation Z under the Truth in Lending Act. If a servicer ignores or delays your request, you can file a complaint with the Consumer Financial Protection Bureau and pursue legal remedies for actual damages caused by the delay. That leverage matters most when a sale or refinance closing is on the line.
One boundary worth knowing: the seven-business-day rule covers only loans secured by a dwelling. Auto loans, student loans, and unsecured debts have no equivalent federal deadline. Most auto lenders will produce a figure within a few business days as a matter of practice, but you have less regulatory footing if they take longer.
What the Payoff Statement Includes
The statement breaks the final obligation into line items. The largest is the remaining principal balance. Layered on that is accrued interest from your last payment through the good-through date. Together, those two figures make up most of what you owe.
You’ll also see a per diem interest figure: your daily interest charge. This is the number to watch. Multiply it by any extra days between the quoted date and the actual receipt of funds, and you can estimate how much the total shifts. Lenders print it precisely so you can adjust for mail delays or wire processing near the expiration of the quote.
Administrative or processing fees may appear as separate lines for document preparation, recording, or delivery. If your lender requires a fax or overnight courier for the statement itself, they may charge for that delivery method, but only after telling you a free option exists.3eCFR. 12 CFR 1026.34 – Prohibited Acts or Practices in Connection With High-Cost Mortgages
Prepayment Penalties
Some loan contracts charge a penalty for paying off the debt early, and if yours does, it will show up here. Federal law limits where these penalties can appear. A residential mortgage that doesn’t qualify as a “qualified mortgage” under the Dodd-Frank Act cannot include a prepayment penalty at all.4Office of the Law Revision Counsel. 15 USC 1639c – Minimum Standards for Residential Mortgage Loans Qualified mortgages that are permitted to carry one must phase it out: 3% of the outstanding balance in year one, 2% in year two, 1% in year three, and none after that. Adjustable-rate qualified mortgages cannot carry prepayment penalties at all.
In practice, most conventional fixed-rate mortgages originated after 2014 have no prepayment penalty. If you see one on a recent loan’s payoff, scrutinize it. Auto loans and other non-mortgage debts fall outside these federal restrictions, though many states cap or prohibit prepayment penalties on consumer loans.
Sending the Payment
Wire transfer is the standard method because it clears immediately and creates a clear timestamp. If you send a certified check instead, confirm the correct mailing address with the servicer. The payoff address is almost always different from where you send monthly payments. Overnight delivery with tracking protects you if questions come up later about when the payment arrived.
The critical deadline is the good-through date on the statement. The servicer expects the exact amount by that date. If the payment arrives late or falls short by even a few dollars, the servicer can reject it or issue an updated quote with additional interest. When timing is tight, use the per diem figure to send slightly more than the quoted amount. That is far easier than starting over.
When the Quote Expires
A payoff quote is typically valid for 10 to 30 days. Miss the good-through date and you need a fresh statement, which will reflect additional accrued interest and possibly updated fees. If you’re in a real estate transaction, build a buffer into your closing timeline; this is a common point where deals stall.
Overpayments
If you wire more than the payoff amount, the servicer refunds the difference. For mortgages, the servicer must return your escrow balance within 20 business days of the loan being paid in full.5Consumer Financial Protection Bureau. 12 CFR 1024.34 – Timely Escrow Payments and Treatment of Escrow Account Balances Any excess beyond the payoff itself typically travels with that refund. If you’re refinancing with the same servicer, you can agree to apply the escrow balance to the new loan’s escrow account instead of taking a check.
What Comes Back to You After Payoff
Lien Release and Title
Once the funds clear, the servicer records a satisfaction of mortgage or lien release with the local recording office.6Fannie Mae. Satisfying the Mortgage Loan and Releasing the Lien That public filing puts everyone on notice that the debt is gone and the title is clear. Most borrowers see their copy of the recorded document within 30 to 90 days. For auto loans, the lender sends you a clean title or files an electronic lien release with the state motor vehicle agency.
Verify that the release actually appears in the public record. An unreleased lien can surface years later as a title defect when you try to sell or refinance, and cleaning it up after the fact is much harder than confirming it now.7FDIC. Obtaining a Lien Release
Escrow Refund
If your mortgage included an escrow account for taxes and insurance, the servicer must return the remaining balance within 20 business days of payoff.5Consumer Financial Protection Bureau. 12 CFR 1024.34 – Timely Escrow Payments and Treatment of Escrow Account Balances The refund goes to the address on file, so update your contact information with the servicer if you’ve moved. Depending on where you are in the tax and insurance cycle, the amount can be substantial.
Receiving the refund also means you’re now responsible for paying property taxes and homeowner’s insurance directly. Set reminders for those due dates so you don’t miss a payment that used to happen automatically.
PMI Premium Refund
If you were paying borrower-funded private mortgage insurance, the servicer must return any unearned premiums within 45 days of the payoff.8Office of the Law Revision Counsel. 12 USC 4902 – Termination of Private Mortgage Insurance The size of the refund depends on how premiums were structured. Monthly premiums may yield a small refund; a large upfront premium paid at closing could yield a more significant one. The refund is separate from the payoff itself and arrives afterward, so don’t expect it to offset the quoted amount.
Credit Report Update
The lender reports the account as closed and paid in full to the major credit bureaus. This usually appears within 30 to 45 days depending on the reporting cycle. A paid-in-full installment loan in good standing stays on your report for up to 10 years and generally helps your profile. If the closed status hasn’t shown up after roughly two months, contact the lender to confirm it was reported correctly.
If the Payoff Number Looks Wrong
Maybe the balance doesn’t credit a recent payment, or the fees look inflated. For mortgage loans, an inaccurate payoff balance is a recognized error under federal servicing rules. Send a written notice of error that includes your name, enough information to identify the account, and a description of what you believe is wrong.9eCFR. 12 CFR 1024.35 – Error Resolution Procedures
Send it to the address the servicer has designated for disputes, not the general payment address. A note on a payment coupon doesn’t count. Once the servicer receives a proper written notice, it must acknowledge and investigate. This procedure exists because an inflated payoff directly costs you money, and you shouldn’t have to accept whatever figure the servicer produces without recourse.
Tax Reporting in the Year You Pay Off
The interest you pay through the final payoff is still deductible mortgage interest for the year, if you itemize. Your lender reports total interest received on Form 1098 for the calendar year the payoff occurs.10Internal Revenue Service. Instructions for Form 1098 (Rev. December 2026) If you receive a refund of overpaid interest in the same year as payoff, the lender reports only the net amount; if the refund arrives the following year, it lands in Box 4 of that year’s Form 1098.
Watch the timing if you’re paying off late in the year. Interest that accrues through December 31 goes on the current year’s 1098; interest accruing after December 31 rolls to the next year. Keep the payoff statement with the 1098 at tax time so you can reconcile the numbers.
