A rent receipt for income tax in Ontario is what lets you claim the Ontario Energy and Property Tax Credit (OEPTC), a refundable credit worth up to $1,307 for non-seniors and $1,488 for seniors in 2026. The credit uses 20% of the rent you paid during the year as your occupancy cost, and you apply through the ON-BEN form filed with your annual tax return. Your landlord is legally required to give you a receipt when you ask for one, at no cost.
What a Valid Rent Receipt Must Include
Ontario Regulation 516/06 sets out five minimum elements. A receipt qualifies only if it shows all of them:
- The full address of the rental unit.
- Your name as the tenant the receipt applies to.
- The amount and date of each payment, and what the payment was for (rent, deposit, arrears, or other amounts).
- The landlord’s name.
- The signature of the landlord or an authorized agent.

Ontario Regulation 516/06 – General A receipt can be paper or digital, but an e-transfer confirmation, a bank record, or a text acknowledging payment doesn’t meet the standard on its own, because none of those carries the landlord’s signature. If you receive a receipt by email, check that a signature (typed, electronic, or scanned) is present.
Your Right to a Receipt
Section 109 of the Residential Tenancies Act requires your landlord to provide a receipt free of charge whenever you request one. This covers rent, rent deposits, arrears, and any other amount paid to the landlord.2Ontario.ca. The right continues after you move out. A former tenant can request receipts for up to 12 months after the tenancy ends.2Ontario.ca. How the Receipts Feed Into the Credit
Ontario has no direct rent deduction. Rent receipts support the property tax component of the OEPTC, which is one of three credits inside the Ontario Trillium Benefit. That component is worth up to $1,017 for non-seniors and $1,198 for seniors, and there is also a separate energy component of up to $290.3Canada Revenue Agency. You apply on the ON-BEN form, which is part of the T1 package for Ontario residents.5Canada Revenue Agency. Province of Ontario The form asks for the total rent paid during the year and your landlord’s name and address. Do not mail your receipts in. The CRA operates on self-reporting, so you keep the receipts at home and produce them only if asked.
Who Can Claim
For the 2026 benefit year, you must have been an Ontario resident on December 31, 2025. Before June 1, 2027, you also must meet at least one of these: be 18 or older, be or have been married or in a common-law relationship, or be a parent who lives or lived with your child.6Ontario.ca. The rental home has to be subject to Ontario municipal or school property tax. Rent paid for a unit on a First Nations reserve or a tax-exempt social housing unit doesn’t qualify, and neither do payments that cover board, housekeeping, or other amenities rather than rent. Condo fees generally don’t count either, except the portion attributable to municipal and school property tax on your unit.3Canada Revenue Agency. Renting From a Relative
Paying rent to a parent, sibling, or other family member carries an extra condition: your relative must report those payments as rental income on their own return. If they don’t, you cannot include the payments as eligible rent on your OEPTC application.3Canada Revenue Agency. Ontario Energy and Property Tax Credit Questions and Answers Simply contributing to household expenses while living with family usually doesn’t qualify unless the arrangement functions as a real tenancy with market rent and matching reporting on both sides.
Roommates
When several tenants share a unit, each person can apply for the OTB, but claim only the portion you actually paid. If three roommates split $2,400 a month equally, each claims $800 a month, not the full amount. If the landlord’s receipt is issued to one person only, a short written agreement among the roommates recording who paid what helps if the CRA later reviews the claim.
Students in Designated Residences
If you lived in a designated Ontario university, college, or private school residence, you don’t claim the actual amount paid. Keeping Your Records
Hold your rent receipts for at least six years after the tax year they relate to. The CRA can ask for supporting documents at any point in that window, and filing electronically doesn’t remove the record-keeping requirement.7Canada.ca. They back up the amounts on your receipts if a question comes up during a review.
If Your Landlord Won’t Give You a Receipt
Start with a written request that cites section 109 of the Residential Tenancies Act. Most landlords comply once they see the legal reference. If refusal continues, a tenant can file a T2 application (Application About Tenant Rights) with the Landlord and Tenant Board, which can hold a hearing and order the landlord to produce the receipts.8Tribunals Ontario. If you filed without receipts and the CRA reviews the claim, bank statements, e-transfer records, and cancelled cheques showing regular payments to a named landlord at your address can support the amounts you reported. Proper receipts remain the standard the regulation sets, but a documented payment trail is far better than nothing.
