Ontario Education Property Tax: 2026 Rates and School Support

The Ontario education property tax is a provincial charge that appears on every property tax bill in the province and pays for elementary and secondary schools. For 2026, the residential rate is 0.153% of your property’s assessed value, so a home assessed at $500,000 owes $765 in education tax for the year.1Government of Ontario. O. How Your Bill Is Calculated

The formula is simple: assessed value multiplied by the education tax rate. The Municipal Property Assessment Corporation (MPAC) sets the assessed value for every property in Ontario, estimating what it would sell for on the open market.2Municipal Property Assessment Corporation. Here’s the catch that surprises most homeowners. Ontario assessments are still pegged to January 1, 2016 market values. The reassessment scheduled for 2020 was postponed, and the freeze has been extended through the 2026 tax year.3Municipal Property Assessment Corporation. 2026 Rates

The residential rate of 0.153% applies uniformly across Ontario. A $400,000 assessment in Thunder Bay produces the same education tax as a $400,000 assessment in Ottawa. Farm and managed forest properties pay a lower rate of 0.03825%.1Government of Ontario. O. Commercial, industrial, and pipeline properties are handled differently. Their education rates are set out in detailed tables in the regulation, vary by municipality, and run considerably higher than the residential rate.1Government of Ontario. O. Where the Money Goes

The provincial funding formula, called the Grants for Student Needs, allocates money to school boards based mainly on student enrolment, along with factors like location, student needs, and language of instruction.5Ministry of Education. Technical Guide for School Boards 2025-26

Local education tax revenue is a first draw against a board’s total provincial allocation. If local collections fall short of the formula, the province tops up with grants. If they exceed it, the surplus goes to the province. That’s why students receive comparable per-pupil funding regardless of the wealth of the neighbourhood they live in.

Choosing Your School Support

Property owners and tenants can direct their education tax support toward one of four systems: English Public, English Catholic, French Public, or French Catholic. Important to understand up front: this designation does not shift dollars between boards. It determines which trustee elections you can vote in.

MPAC records you as an English Public supporter by default if you never make an active choice.6Municipal Property Assessment Corporation. To support a French-language board, someone on the property must hold French-language education rights under Section 23 of the Canadian Charter of Rights and Freedoms. How to Change It

Property owners can update their designation through MPAC’s AboutMyProperty portal at aboutmyproperty.ca. Tenants use a separate portal at school-support.mpac.ca. Registration may take up to 24 hours to activate.6Municipal Property Assessment Corporation. School Support Designation

If you prefer paper, download the Application for Direction of School Support from MPAC and mail it to the Central Processing Facility in Pickering. You’ll need the 19-digit roll number from your Property Assessment Notice. A Roman Catholic owner who shares title with a non-Catholic co-owner can still designate Catholic support by completing the Attestation of Unit Support section of the same form.7Municipal Property Assessment Corporation. Deadline for the 2026 Election

Ontario’s next municipal and school board elections are scheduled for October 26, 2026. Submit any change by June 1, 2026 to make sure it’s reflected on the Preliminary List of Electors.6Municipal Property Assessment Corporation. School Support Designation Changes filed later will still be processed, but they may miss the election voters’ list. A change doesn’t apply retroactively to the current tax year; it generally takes effect for the following one.

Credits That Offset the Tax

Two Ontario programs can reduce what you actually pay out of pocket. Both are claimed on your income tax return, not through your municipality.

  • The Ontario Energy and Property Tax Credit is part of the Ontario Trillium Benefit. For 2026, the maximum property tax component is $1,017 for residents under 65 and $1,198 for seniors. You qualify if you paid property tax or rent on a principal residence in Ontario during 2025.   • The Ontario Senior Homeowners’ Property Tax Grant pays up to $500 per year to homeowners aged 64 or older with low to moderate incomes who own and occupy their home. If your total Ontario Trillium Benefit for the year is $360 or less, you receive it as one lump-sum payment rather than monthly instalments.10Canada Revenue Agency. Province of Ontario

If You Think Your Assessment Is Too High

Because education tax is calculated straight from assessed value, an inflated assessment means an inflated bill. Start by contacting MPAC through the AboutMyProperty portal to request an informal review. Most disputes end here at no cost.

If the informal review doesn’t resolve it, file a formal appeal with the Assessment Review Board. The filing fee is $132.50 per roll number for a residential, farm, or managed forest property.11Tribunals Ontario.
