A rental credit check can be either a hard or soft inquiry, and which one you get depends entirely on how the landlord runs it. If you release your own report through a third-party screening platform like TransUnion SmartMove or RentSpree, the bureaus log it as a soft inquiry and your score is untouched. If the landlord has a direct bureau account and pulls your report themselves using your Social Security number, that’s a hard inquiry and it can shave a few points off your FICO Score.
What Decides Whether It’s Hard or Soft
The deciding factor is who initiates the pull. Screening platforms are built so that you, the applicant, log in and release your own data to the landlord. Because you’re technically pulling your own report and sharing it, the bureaus treat it as a soft inquiry. Soft inquiries appear on your personal credit report but are invisible to lenders and carry zero scoring impact.
A hard inquiry happens when the landlord has their own account with Equifax, Experian, or TransUnion and enters your information into the bureau’s system directly. The bureau sees that as a third party requesting your data for a business purpose and logs it accordingly. Individual landlords and smaller property managers are more likely to work this way. Larger management companies tend to use screening platforms, which means soft pulls.
Ask Before You Apply
One question settles it: “Will this result in a hard or soft pull?” It costs nothing to ask and tells you whether a particular application is worth the hit. If you’re shopping several apartments at once, prioritizing listings handled through soft-pull platforms keeps your score stable through the search.
What a Hard Pull Actually Costs You
A single hard inquiry from a rental application typically costs fewer than five points on a FICO Score.1myFICO. Do Credit Inquiries Lower Your FICO Score? For most people that’s negligible. But if you’re sitting at 579 and need 580 to qualify for an FHA mortgage, or you’re a notch below a lender’s preferred tier for an auto loan, those few points can matter. The score impact fades within a few months. The inquiry itself stays on your credit report for up to two years.2Experian. How Long Do Hard Inquiries Stay on Your Credit Report?
How long the inquiry actually affects your score depends on the model. FICO Scores only factor in hard inquiries from the prior 12 months. VantageScore can consider them for the full 24-month window.2Experian. How Long Do Hard Inquiries Stay on Your Credit Report? After the scoring window passes, the inquiry is a historical footnote that creditors can see but that no longer pulls your number down.
Applying to Several Apartments at Once
Here’s the trap most renters don’t know about. FICO’s rate-shopping protection, which bundles multiple inquiries into one when you’re comparison-shopping, only applies to auto loans, mortgages, and student loans. Rental applications do not qualify.3Experian. Do Multiple Loan Inquiries Affect Your Credit Score? If three landlords each run a hard pull during your apartment search, FICO counts three separate inquiries.
VantageScore is more forgiving. It deduplicates all hard inquiries, regardless of type, that fall within a 14-day window into a single inquiry.3Experian. Do Multiple Loan Inquiries Affect Your Credit Score? Since you can’t control which model a future lender will use, two moves protect you: cluster any hard-pull applications into the tightest window you can, and lean toward landlords that use soft-pull platforms.
Applying With a Credit Freeze
If you have a credit freeze, your instinct might be that it blocks tenant screening too. The FCRA actually carves out an exception: a security freeze does not apply to consumer reports pulled for tenant or background screening purposes.4Office of the Law Revision Counsel. 15 USC 1681c-1 – Identity Theft Prevention; Fraud Alerts and Active Duty Alerts In theory the landlord should be able to run the check with your freeze still in place.
In practice, screening platforms and bureau systems sometimes flag or block the request anyway, particularly when the landlord isn’t specifically coded as a tenant screener. The reliable fix is to lift the freeze temporarily. You can schedule a lift online, it usually takes effect within minutes, and you can set it up to 15 days in advance if you know when the landlord plans to run the check.5TransUnion. Freeze Support Center – Credit Freeze FAQs Lift it at the specific bureau the landlord uses. Thawing TransUnion won’t help if the screening comes back through Equifax.
If the Landlord Denies You
When a landlord rejects your application based on something in a credit or screening report, they must send you an adverse action notice. It can be in writing, oral, or electronic, and it must include the name, address, and phone number of the company that supplied the report.6Office of the Law Revision Counsel. 15 USC 1681m – Requirements on Users of Consumer Reports The notice must also tell you that the screening company didn’t make the denial decision and explain your right to a free copy of the report within 60 days so you can check it for errors.7Consumer Financial Protection Bureau. What Should I Do if My Rental Application Is Denied Because of a Tenant Screening Report?
Request that free copy. If you took a hard-inquiry hit on your score and then got denied over information you’ve never seen, the report itself is the first place to look. Errors in tenant screening reports, particularly around eviction records and criminal history, are more common than most renters expect.
