To get a Wells Fargo lien release after payoff, you usually don’t have to file a request: for auto loans, Wells Fargo begins the title release automatically within 3 to 6 calendar days of receiving your final payment; for mortgages, the bank prepares and records a satisfaction document with your county, which can take several weeks; for a home equity line of credit, paying the balance to zero isn’t enough, because you also have to formally close the account before the lien comes off.1Wells Fargo. Auto Loans
Auto loan title releases are the simplest. Once your final payment posts and the balance reaches zero, Wells Fargo starts the release on its own and mails you a paid-in-full letter. You don’t file a form.1Wells Fargo. Auto Loans FAQs
How long the release takes to begin depends on how you paid:
- 3 calendar days if you paid by ACH, wire transfer, cashier’s check, money order, Wells Fargo Online Banking, or bank official check. The 3-day timeline also applies to loans originated in Arkansas, California, Louisiana, Maryland, Massachusetts, Missouri, Montana, New York, Pennsylvania, Tennessee, and Washington, D.C., regardless of payment method.
- 6 calendar days if you paid by personal check, bill pay, insurance check, phone payment, or other non-guaranteed funds, and for loans originated in states not listed above.
What arrives at your mailbox depends on your state. In roughly half of states, Wells Fargo notifies the motor vehicle department to release the lien and then mails the paper title to you. In others, the motor vehicle department mails the title after it gets Wells Fargo’s release. In a handful of states, Wells Fargo sends you a lien release document and you should already have the title. If nothing has arrived 60 days after payoff, contact your local motor vehicle department.1Wells Fargo. Auto Loans FAQs
One catch worth checking before you pay off: if Wells Fargo is not listed as the lienholder on your certificate of title at the time of payoff, which can happen when a loan was transferred between lenders, the bank cannot release the title until it receives a corrected (perfected) title showing Wells Fargo as lienholder.1Wells Fargo. Mortgages
For a mortgage, Wells Fargo is responsible for preparing and recording a satisfaction of mortgage (called a release of deed of trust in some states) with your county recorder’s office after you pay off the loan. You don’t file anything to start it. The recording step is what adds time compared to an auto loan.
Get an Accurate Payoff Statement First
Interest accrues daily, so the amount you owe changes every day until the loan is fully paid. You’ll need a payoff statement showing the exact figure as of a specific date. Federal law requires mortgage servicers to provide a payoff statement within seven business days of receiving a written request.2eCFR. 12 CFR 1026.36 – Prohibited Acts or Practices and Certain Requirements for Credit Transactions Secured by a Dwelling
To request a payoff quote, call Wells Fargo Home Mortgage Customer Service at 1-866-234-8271 (Monday through Friday, 7 a.m. to 10 p.m., and Saturday, 8 a.m. to 2 p.m. Central Time).3Wells Fargo. Mortgage – Maturing Mortgage Account The statement will show remaining principal, interest accrued through a specified “good through” date, any outstanding fees, and wire or courier fees. If your payment arrives after the good-through date, more interest will be due.
After Payoff
Once the funds clear, Wells Fargo prepares the satisfaction and sends it to your county for recording. State law sets the deadline, typically between 30 and 90 days from payoff, and most states attach penalties for missing it (statutory damages, actual damages, and attorney’s fees are common). Don’t Forget the Escrow Refund
If your mortgage carried an escrow account for taxes and insurance, Wells Fargo must refund the remaining balance within 20 business days after payoff.5Consumer Financial Protection Bureau. 1024.34 Timely Escrow Payments and Treatment of Escrow Account Balances This is separate from the lien release and often gets overlooked. If a check hasn’t arrived within a month, follow up.
Home Equity Lines of Credit
A HELOC is where most people get tripped up. It’s a revolving credit line secured by your home, so even with a zero balance, the line stays open and the lien stays on your title. Wells Fargo will not release the lien until the account is formally closed. People pay the balance down, assume they’re finished, and then find out at a closing table months later that the lien is still there.
If you want the lien removed, call Wells Fargo and explicitly ask that the HELOC account be closed. Once it’s closed, the release is processed the same way as a mortgage satisfaction. For HELOCs with a balloon structure, the full outstanding balance becomes due at the end of the term, which may require a substantial lump-sum payment before the account can be closed.6Wells Fargo. How Long Wells Fargo Legally Has
You’re not relying only on the bank’s goodwill. Federal and state laws impose specific deadlines.
For personal property such as vehicles, the Uniform Commercial Code governs. Under UCC Section 9-513, a secured party must file a termination statement within one month after the secured obligation is fully satisfied. If you send Wells Fargo a written demand for the termination statement, the deadline shortens to 20 days.7Legal Information Institute. UCC 9-513 Termination Statement
For real property, state statutes set the clock. Deadlines typically range from 30 to 90 days after payoff, and the penalty provisions in some states start at $2,500 or more plus actual damages and attorney’s fees. These statutes are the lever to pull if Wells Fargo is slow.
Verify the Release Was Recorded
“Wells Fargo handles it” and “Wells Fargo did it correctly and on time” are not the same thing. Confirm independently.
For a mortgage, check your county recorder’s or register of deeds’ website. Many offer online search. Look for a satisfaction of mortgage or release of deed of trust recorded after your payoff date. If it doesn’t appear within 60 to 90 days, call Wells Fargo’s mortgage servicing department and cite your state’s statutory deadline. Any error in the recorded document, such as a wrong legal description, misspelled name, or missing parcel number, should be fixed right away, because it can cloud your title during a future sale or refinance.
For an auto loan, if you haven’t received the title or lien release 60 days after payoff, start with your state’s motor vehicle department. Wells Fargo may already have sent its release, and the title may be waiting on the state side.
If Wells Fargo Is Late
Delays happen, and a bank the size of Wells Fargo can lose a request in its own system. Common causes are incomplete documentation, clerical errors, and processing backlogs. Escalate in this order:
- Call Wells Fargo. For mortgages, 1-866-234-8271. For auto loans, use the number on your payoff letter. Write down the date, time, and name of every representative.
- Send a written demand by certified mail with return receipt. For mortgages, use Wells Fargo Home Mortgage, P.O. Box 10335, Des Moines, IA 50306-0335. Reference your state’s statutory deadline and its penalty provisions.
- File a complaint with the Consumer Financial Protection Bureau at consumerfinance.gov. A CFPB complaint creates a formal record and requires the servicer to respond.
- Talk to an attorney. If Wells Fargo has missed your state’s deadline for recording a mortgage satisfaction, statutory damages may be available, and a demand letter from counsel often resolves the delay.
Keep every payoff statement, wire confirmation, cleared check image, and piece of correspondence. If a dispute arises over whether the debt was actually paid, which can happen when payments cross in transit, payoff amounts are calculated incorrectly, or fees are added after the statement was issued, documentation resolves most of these without litigation.
If the Borrower Has Died
A death changes the paperwork but not the underlying rule that the loan still has to be resolved before the lien comes off. Wells Fargo requires a certified copy of the death certificate, and additional documents depend on how the account was held:8Wells Fargo. Estate Care Center
- Sole-owned accounts with no named beneficiary: death certificate plus probate documentation, typically a court-issued letter appointing an executor or administrator. In states that allow it, a small estate affidavit may substitute for full probate.
- Accounts held in a trust: death certificate plus a certification of trustee naming a successor trustee. Wells Fargo may also ask for the section of the trust agreement identifying the successor.
- Jointly held mortgage: the surviving joint owner should contact Wells Fargo’s Home Lending department directly.
If a balance remains on the mortgage, the lien stays until the debt is resolved by payoff, refinance, or sale.
A Note on Forgiven Debt
This only applies if Wells Fargo cancels or forgives part of your debt, not when you pay in full. The IRS generally treats forgiven amounts as taxable income, and Wells Fargo would report the canceled amount on Form 1099-C.9Internal Revenue Service. What if My Debt Is Forgiven Exclusions exist for debt discharged in bankruptcy, canceled debt while insolvent (up to the amount of insolvency), and qualified principal residence indebtedness discharged before January 1, 2026, or under a written agreement entered before that date.10Internal Revenue Service. Topic No. 431, Canceled Debt – Is It Taxable or Not If forgiveness is part of your situation, talk to a tax professional before you file.
