To check your credit score for a home loan, start with your free credit reports from AnnualCreditReport.com so you can review the account data lenders will see, then buy your mortgage-specific FICO scores (FICO 2, FICO 4, and FICO 5) from a service like MyFICO.com. Those three older FICO versions are what mortgage underwriters actually pull, and they are not the numbers shown by most free credit apps.1myFICO. FICO Score Versions
Why the Score on Your Phone Isn’t the Score a Lender Pulls
The number your banking app or free credit-monitoring service displays is almost certainly not the number a mortgage lender will use. Most free tools show either a VantageScore or a newer general-purpose FICO model (often FICO 8 or FICO 9) built for credit cards and auto loans. Those models weigh recent spending behavior more heavily and update on different schedules than the models built for 15- and 30-year debt.
The gap between a free score and a mortgage-specific score can run 20 to 40 points in either direction, and sometimes more. Mortgage FICO models put heavier weight on long-term payment consistency, the age and mix of your credit accounts, and how you’ve handled installment debt. Someone with an 800 VantageScore and thin installment history might see a mortgage FICO in the 750s or 760s. That difference alone can push you into a different interest-rate tier.
Which FICO Versions Mortgage Lenders Pull
For conventional and government-backed mortgages, lenders order a tri-merge report combining data from all three bureaus, each scored with a specific legacy FICO model: FICO Score 5 from Equifax, FICO Score 2 from Experian, and FICO Score 4 from TransUnion. On a solo application, the lender uses the middle of the three scores. On a joint application, each borrower’s middle score is calculated and the lender uses the lower of the two.2myFICO. FICO Score Versions – Section: Which FICO Score Version Is Important to Me?
A transition is underway. In 2022, the Federal Housing Finance Agency approved two newer models for loans sold to Fannie Mae and Freddie Mac: FICO 10T and VantageScore 4.0. Lenders can currently deliver loans scored with the classic FICO models or with VantageScore 4.0, and once implementation is complete they will be required to deliver both FICO 10T and VantageScore 4.0 scores with each loan.3FHFA. Credit Scores No firm date has been set for that final mandate, so the classic FICO 2, 4, and 5 scores remain the ones to check today.
When you shop for a score product, confirm it explicitly lists the mortgage FICO versions. Many services advertise “FICO scores” but sell only FICO 8 or FICO 9, which won’t match what a mortgage underwriter sees.
Free Credit Reports First

Paid Access to Your Mortgage FICO Scores
To see the actual FICO 2, FICO 4, and FICO 5 scores a lender will use, you need a paid product. MyFICO.com is the most direct option because it sells all three mortgage-specific scores along with the underlying report from each bureau.1myFICO. Pricing varies by whether you buy a one-time report or a monthly subscription.
Lift a Credit Freeze Before You Pull
If you’ve placed a credit freeze for identity-theft protection, you have to lift it temporarily before any credit pull will go through, including your own paid score check and a lender’s inquiry. A frozen file blocks the request entirely. Placing and lifting a freeze is free under federal law.8Federal Trade Commission. Free Credit Freezes Are Here Each bureau lets you lift the freeze online in minutes. If you’re shopping with multiple lenders, a temporary lift covering the shopping window is easier than repeated lift-and-refreeze cycles.
Soft Pull vs. Hard Pull
Checking your own score through a monitoring service is a soft inquiry and does not affect your credit. A lender’s application pull is a hard inquiry, which typically costs fewer than five FICO points and fades within about a year. So the pre-application check you do on yourself carries no scoring penalty.
What Your Score Qualifies You For
Knowing the number matters most in context. Loan programs set different floors, and lenders usually add overlays on top.
- Conventional loans (Fannie Mae): 620 minimum for fixed-rate mortgages and 640 for adjustable-rate mortgages on manually underwritten loans. Loans run through Fannie Mae’s automated Desktop Underwriter have no hard floor, but scores under 620 rarely pass.9Fannie Mae. General Requirements for Credit Scores
- FHA loans: 580 or higher qualifies for the standard 3.5% down payment. Scores from 500 to 579 require 10% down. Below 500, FHA won’t insure the loan. Individual lenders often set higher minimums.
- VA loans: The Department of Veterans Affairs sets no minimum credit score and evaluates full credit history, though most lenders impose their own threshold, commonly around 620.10VA Loan Guaranty Service. Eligibility Information for Todays VA Home Loan
- USDA loans: A score of 640 or above qualifies for streamlined credit analysis under the Section 502 Direct program. Below 640, USDA requires a full credit review including rent history and alternative credit references.11USDA Rural Development. SFH Credit Requirements
Rate tiers matter as much as approval floors. The difference between a 620 and a 780 FICO can be roughly a full percentage point on a 30-year conventional mortgage, and Fannie Mae and Freddie Mac impose loan-level price adjustments based on the combination of your score and down payment.9Fannie Mae. General Requirements for Credit Scores Even a 20-point improvement can shift you into a better pricing tier, which is why pulling your own score months ahead of applying is worthwhile.
Dispute Errors Before You Apply
The whole point of checking early is having time to fix what’s wrong. The Fair Credit Reporting Act requires bureaus to maintain reasonable procedures for accuracy and gives you the right to dispute anything inaccurate.12Office of the Law Revision Counsel. 15 USC 1681e – Compliance Procedures
File a dispute with each bureau that shows the error. You can submit online, by phone, or by mail; certified mail with a return receipt gives you proof of delivery. Include your name, address, a description of each error, and copies of supporting documents.13Federal Trade Commission. Disputing Errors on Your Credit Reports
Once a bureau receives your dispute, it has 30 days to investigate, extended to 45 days if you filed after receiving your free annual report.14Consumer Financial Protection Bureau. How Long Does It Take to Repair an Error on a Credit Report If the investigation results in a correction, the bureau must notify the other nationwide agencies, and you receive a free updated copy of your report.13Federal Trade Commission. Disputing Errors on Your Credit Reports
Start disputes at least three months before you plan to apply. A 30-day investigation window plus possible back-and-forth means these rarely resolve quickly, and an unresolved error will drag your score down the day the lender pulls.
Rapid Rescoring If You’ve Already Applied
If your lender has already pulled your credit and your score sits just below a pricing tier or program threshold, rapid rescoring can update your bureau data faster than the normal reporting cycle. You can’t order this yourself. Your loan officer requests it through the credit reporting company, and it works by sending proof of a recent change (a paid-off balance, a corrected error) directly to the bureau for expedited processing.
A rapid rescore typically takes three to seven business days, compared with 30 to 60 days for a normal update. The cost runs roughly $30 to $50 per account per bureau. You need a concrete, documentable change for it to work; waiting for an old inquiry to fade doesn’t qualify. The most common use is paying down a credit card balance during the application and having the lower balance reflected right away in your mortgage score. If a small paydown or a corrected error could push you into a better rate tier, ask your loan officer whether a rescore makes sense.
