How to Check Your Address for USDA Eligibility

To check whether an address qualifies for a USDA loan, go to the USDA Income and Property Eligibility Site at eligibility.sc.egov.usda.gov, pick the loan program you’re pursuing, and type the full street address into the map. Shaded areas are ineligible; unshaded areas are eligible rural zones. The whole check takes about two minutes, and it’s free.

Running the Address Through the Map

Open eligibility.sc.egov.usda.gov. The homepage lists several Rural Development programs, and you have to click the one that matches your loan before the map will apply the right boundaries. Most buyers use the Single Family Housing Guaranteed Loan Program, which is funded by private lenders with a government guarantee for moderate-income households.1USDA Rural Development. Type the full address into the search bar: street number, street name, city, state, and zip code.4United States Department of Agriculture. USDA Income and Property Eligibility Site Use the format that appears on mail or county records, because the system needs an exact match. Once the address processes, the map applies a color-coded overlay. Shaded areas fall inside urban boundaries and are not eligible. Unshaded areas are eligible for USDA financing.

New construction is a common snag. If the lot doesn’t have a street address yet, pull the assessor’s parcel number or legal description from county tax records and use those to pin the location by coordinates.

Reading and Saving the Result

If the property sits in an unshaded area, save or print the result before you close the page. The portal produces a printable version with a timestamp and the address on it. Keep the copy for your file and send it to your lender.

The result is preliminary. Rural Development makes the official determination when it reviews a complete loan application, and the site’s own disclaimer says so.3United States Department of Agriculture, Rural Development. Why Suburban-Looking Places Sometimes Qualify

The colored zones trace back to 42 U.S.C. ยง 1490, which defines “rural” by population tier: areas under 2,500 automatically qualify, areas of 2,500 to 10,000 qualify if they’re rural in character, and areas of 10,000 to 20,000 qualify only if they sit outside a metropolitan statistical area and have a serious shortage of mortgage credit for lower-income families, as determined by the Secretaries of Agriculture and Housing and Urban Development.5Office of the Law Revision Counsel. 42 USC 1490 – Rural and Rural Area Defined

That’s why the map is the only reliable check. Small cities on the edge of metro areas, modestly grown towns, and unincorporated communities often come back eligible even when they don’t feel rural.

Congress also grandfathered a lot of areas. Under the same statute, a place classified as rural before October 1, 1990, or deemed rural at any point between January 1, 2000, and December 31, 2020, keeps that classification until 2030 census data arrives, as long as the population sits between 10,000 and 35,000, the area is rural in character, and it has a serious lack of mortgage credit for lower-income families.5Office of the Law Revision Counsel. 42 USC 1490 – Rural and Rural Area Defined Some grandfathered towns will lose eligibility after the 2030 census, so a property that qualifies today may not qualify a few years out.

The Address Check Is Only Step One

A green result on the map doesn’t mean you’re approved. Two other filters apply, and both are worth checking before you tour the house.

Household Income

For the Guaranteed Loan Program, total household income cannot exceed 115% of the area’s median household income.1USDA Rural Development. Single Family Housing Direct Home Loans The exact dollar limit varies by county and household size, and the same eligibility website that runs the address search will also run the income check.

The USDA counts gross income from every person who will live in the home, not just the borrowers on the loan. Wages, self-employment, Social Security, and any other regular income from all residents get added together. Deductions bring that down to “adjusted income,” and each qualifying dependent (minors under 18, disabled household members, and full-time students who aren’t the applicant or spouse) reduces the total by $480.7USDA Rural Development. This household-wide rule catches people off guard: an adult child living with you counts even if they won’t be on the mortgage.

The Property Itself

The home has to be your primary residence, and you must move in within 60 days of closing.8eCFR. 7 CFR 3555.101 – Eligible Purposes9USDA Rural Development. HB-1-3555, Chapter 8 – Applicant Characteristics Investment properties, vacation homes, and second residences are out.

The property must also be “modest,” which the USDA defines concretely: market value cannot exceed the area loan limit, the home generally must be at least 400 square feet, and it must have permanent areas for cooking, eating, sleeping, and sanitation. Sites that include buildings used primarily to produce income, and vacant land intended for farming or commercial use, are not eligible.10USDA Rural Development. HB-1-3550, Chapter 5 – Property Requirements A USDA appraisal will check that the home is safe, sound, and sanitary; anything the appraiser flags generally has to be repaired before closing.

What To Do After the Address Passes

Find a lender approved to originate USDA guaranteed loans. Not every mortgage company participates. The USDA publishes a list of active lenders at rd.usda.gov, organized by institutions that have recently originated loans through the program.11USDA Rural Development. Active Lenders

Most lenders want a credit score of 640 or higher to run the application through the USDA’s Guaranteed Underwriting System, which automates much of the approval. Below 640, manual underwriting is still possible but takes longer and gets more scrutiny. The standard debt-to-income cap is 41%, meaning your total monthly debts (including the new mortgage payment) should not exceed 41% of gross monthly income.
