How to Cancel Old Republic Home Warranty: Request, Refund, and Timing

To cancel an Old Republic Home Warranty, submit a written request through the Plan Cancellation Submission form at orhp.com/plan-refund, or mail a signed letter to Old Republic Home Protection (ORHP) in San Ramon, California. If you cancel within the first 30 days, you get a full refund of the plan fee. After 30 days, you get a pro-rata refund for the unused portion of your term. In both cases, ORHP deducts any repair costs it has already paid on your behalf.

Consider Transferring the Plan First

If the reason you’re cancelling is that you’re selling the covered home, you may not need to cancel at all. ORHP’s plan contract states the warranty is transferable to a new owner; you just notify the company of the change.1Old Republic Home Protection. If the buyer doesn’t want it, continue with cancellation.

What to Have in Front of You

Pull out your Declaration of Coverage before you start. It contains your plan contract number, the covered property address, your trade call fee, and the plan’s effective and expiration dates.2Old Republic Home Protection. Read the cancellation clause in that document. The refund formula and any administrative cancellation fee vary by state and plan type, and the version mailed to you at enrollment is the one that governs your refund.

How to Submit the Request

ORHP directs homeowners to cancel in writing through the Plan Cancellation Submission form at orhp.com/plan-refund.4Old Republic Home Protection. Contact Us The company’s contact page does not list phone cancellation as an option, so the written online form is the most reliable route.

The form asks for your name, email, phone, the covered property’s address, your plan number, your reason for cancelling, and the effective date you want, which can be the current day or any future date.5Old Republic Home Protection. Plan Refund

How Your Refund Is Calculated

The amount you get back depends almost entirely on timing. ORHP’s plan contract splits cancellations into two windows.1Old Republic Home Protection. Old Republic Home Protection Plan Contract

  • Within the first 30 days, you receive a full refund of the plan fee. If ORHP already dispatched a technician and paid for repairs during that window, those costs come out of the refund.
  • After 30 days, ORHP calculates a pro-rata refund based on the unexpired portion of your contract term, then subtracts the cost of any services it provided while the plan was active.

One scenario catches people off guard. If you filed several claims and ORHP spent more on repairs than the remaining value of your contract, you won’t receive a refund at all. In that case, ORHP can bill you for the difference, but the amount it charges is capped at the lesser of the net amount owed or your unpaid contract fee.1Old Republic Home Protection. If repair costs are close to or above your remaining premium, keeping the plan through its expiration may make more sense financially.

Some state versions of the contract also tack on an administrative cancellation fee. The amount varies, so look for it in your Declaration of Coverage. Not every contract includes one.

When the Refund Arrives

ORHP’s contract includes a built-in consumer protection: a 10% per month penalty is added to any refund not paid within 45 days of the cancellation request.1Old Republic Home Protection. Keep the confirmation email or letter ORHP sends after processing your request. It’s your proof that coverage ended and anchors the 45-day clock. If the refund arrives late without the penalty included, reference this contract provision when you contact the company.

Letting the Plan Expire Instead

If your plan’s end date is close and you haven’t filed many claims, letting the contract run out may beat cancelling. ORHP sends a renewal offer roughly eight weeks before expiration, confirming the plan fee, trade call fee, and renewal terms.6Old Republic Home Protection. Homeowner Resources – FAQs Based on the company’s published process, renewal appears to be opt-in rather than automatic billing, so simply not accepting the renewal ends the relationship without the paperwork or possible deductions that come with mid-term cancellation. Compare the refund you’d actually receive, after any repair costs are subtracted, against the few remaining months of coverage before you decide.
