There are three legitimate ways to cancel a WorldMark timeshare, and the right one depends entirely on how long ago you signed. If you’re still inside your state’s rescission window, you can cancel the contract outright and get every dollar back. Past that window, Wyndham’s Certified Exit program is the official route for surrendering your ownership, and Title Services can process a transfer if you’d rather hand the membership to a family member or a resale buyer. Every other option, including hiring a third-party exit company, tends to cost more and deliver less.
Cancel Within the Rescission Window
Every state gives timeshare buyers a short cancellation window with no penalty and a full refund. It runs as short as 3 days in states like Indiana, Ohio, and Kansas and as long as 15 days in Alaska and the District of Columbia, with most states landing in the 5-to-10-day range. The clock usually starts on the day you signed or the day you received all required disclosure documents, whichever is later. Some states count business days, others calendar days, so check your state’s specific rule before you count.
Send a written cancellation notice to WorldMark’s corporate office at WorldMark, The Club, 501 W. Church Street, Orlando, FL 32805. Use certified mail with return receipt requested; that receipt proves the letter arrived on time if the company later disputes it. State your intent to cancel, list your contract number, name every owner on the agreement, and reference the signing date. Refunds typically arrive within 30 to 60 days by your original payment method or corporate check.
This is the cleanest exit available because the law treats the contract as if it never existed. If you’re inside the window, stop reading and send the letter today. Every other path is harder.
Use Wyndham’s Certified Exit Program
Once the rescission deadline has passed, the first call to make is to Wyndham’s own Certified Exit program, which replaced the earlier Ovation program. The initial consultation and evaluation are free, and the process starts with a phone call to a Certified Exit specialist rather than paperwork.1WorldMark by Wyndham. What Wyndham can offer depends on your account. If your loan is paid off in full, the company can accept the ownership back with no further obligation, and the process can wrap up in as little as 90 days.2Club Wyndham. Club Wyndham Certified Exit – Safely Exit Your Timeshare If you still owe a loan balance, the program may refer you to a reseller to list your credits, or you can apply for a hardship exception if a personal tragedy is driving the decision. Owners who have more credits than they use can also discuss downsizing instead of full exit.
Keep paying maintenance fees and any loan installments until you have written confirmation that the exit is final. Stopping early puts the account into default, which triggers collections and credit damage that can outlast the exit itself. The confirmation letter or email from Wyndham is the only document that officially releases you.
Transfer the Ownership to Someone Else
If you’d rather hand the membership to a family member, a friend, or a resale buyer, WorldMark processes the change through its Title Services Department. The department has several forms depending on the situation, including a general transfer form that moves the entire ownership to a new party.3WorldMark by Wyndham. What Resale Actually Pays
Owners hoping to recover what they paid should adjust expectations first. WorldMark credits that cost $2 to $3 per point at retail routinely sell for $0.25 to $0.40 per point on resale sites, a loss of 80% to 90% of the original price. If your real goal is ending the financial obligation rather than recouping the investment, Certified Exit or a transfer to someone you know will usually be faster and less frustrating than waiting for a buyer.
Wyndham’s Right of First Refusal
Wyndham keeps a right of first refusal on resales. Once you find a buyer and agree on a price, the company can step in and buy the credits on those same terms. In practice Wyndham rarely exercises this right at current resale prices, but it can add a few weeks to the transfer timeline, so plan for it.
Why Walking Away Doesn’t Work
Some owners want to stop paying and hope the problem resolves itself. It won’t. Missed payments trigger late fees that increase the balance, then collection calls and letters from the developer or a third-party agency. The delinquency gets reported to credit bureaus, and a timeshare foreclosure can drop a credit score by 100 points or more and stay on the report for up to seven years, making mortgages, car loans, and credit cards harder to get.
From there, Wyndham can foreclose through either a judicial or non-judicial process depending on the contract and state law. In a judicial foreclosure, the lender sues and the court can order the property sold. If the sale price doesn’t cover your balance, the developer may pursue a deficiency judgment for the remainder. A voluntary exit through Certified Exit or a negotiated transfer, with payments kept current, causes little to no credit damage by comparison.
The Tax Bill After a Loan Write-Off
Exiting a timeshare with an outstanding loan can create a surprise tax bill. When a lender forgives or cancels a debt, the IRS generally treats the forgiven amount as taxable income. If Wyndham writes off your remaining loan after a deed-back, foreclosure, or other cancellation, you’ll likely receive a Form 1099-C reporting the cancelled debt, and that amount gets added to your gross income for the year.
Federal law provides two main exceptions. Debt discharged in a bankruptcy case is excluded from gross income. And if you were insolvent when the debt was cancelled, meaning your total liabilities exceeded the fair market value of your assets, you can exclude the cancelled amount up to the extent of your insolvency.4Office of the Law Revision Counsel. 26 USC 108 – Income From Discharge of Indebtedness Either exclusion is claimed by filing IRS Form 982 with the tax return for that year.5Internal Revenue Service. About Form 982, Reduction of Tax Attributes Due to Discharge of Indebtedness
Owners surrendering a fully paid-off membership typically avoid this issue because there’s no debt to forgive. The tax problem hits hardest when you still owe money and the lender agrees to let it go. A tax professional can check whether the insolvency exclusion applies before you commit to a strategy that will trigger a 1099-C.
Avoid Timeshare Exit Companies
The timeshare exit industry is crowded with companies that charge large upfront fees and deliver nothing. The FTC has warned that consumers report paying anywhere from $5,000 to $80,000 to exit companies that rarely followed through.6Federal Trade Commission. Want to Get Rid of Your Timeshare? Read This Before You Hire Someone to Help Pressure tactics are common.
Warning signs before hiring anyone:
- Cold calls or emails claiming they already have a buyer lined up. Real buyers don’t find you that way.
- Large upfront fees. Wyndham’s Certified Exit program doesn’t charge thousands before doing any work, and legitimate options generally don’t either.
- Guaranteed results. No one can guarantee an exit because it depends on developer cooperation, contract terms, and state law.
- Urgency and deadlines to sign today. That’s a sales tactic, not a real limitation.
Before paying anyone, the FTC recommends searching the company’s name with “scam” or “complaint,” getting every promise in writing, and calling your timeshare company directly to ask about their own exit programs.6Federal Trade Commission. Documents to Have Ready
Whichever route you take, gathering paperwork up front prevents delays. Pull your original purchase agreement for the contract execution date and owner account number. Log into the WorldMark owner portal to confirm current payment status, including whether maintenance fees are current and whether any loan balance remains.7WorldMark by Wyndham. Owner Guide – Forms and Information For Certified Exit or a transfer, Title Services needs to verify a clear title with no third-party liens or encumbrances.
For jointly held memberships, every person on the account must be available to sign. Transfer documents and deed-back agreements often need notarization, which typically costs $2 to $25 per signature depending on your state. If the exit involves recording a deed change with the county, recording fees generally run $10 to $115. Small costs next to years of maintenance fees, but worth knowing about before the last step.
