What’s on the Statement
The nine-digit roll number at the top is your account identifier for every tax transaction, including online banking payments.5The City of Calgary. Roll Number/Business Identifier
Your total splits into two portions. Roughly 58 percent funds City of Calgary services such as police, fire, and transit. The remaining 42 percent is the provincial education levy, collected by the city on behalf of the Government of Alberta.7The City of Calgary. Understanding Your Residential Property Tax Changes 2026 The city has no discretion over the provincial rate, and the education portion applies whether or not you have children in school.
Some statements also carry local improvement charges. These pay for neighborhood-specific infrastructure like street paving, sidewalk replacement, and curb work, and the full cost is charged only to the properties that benefit.8The City of Calgary. Local Improvements and Special Taxes
How the Amount Is Calculated
Two numbers drive your bill: your property’s assessed value and the tax rates set by the city and province. Your assessed value is multiplied by each rate, and the two results are added. For 2026, the combined residential rate is 0.0066499, made up of a city portion of 0.0038906 and a provincial portion of 0.0027593.9The City of Calgary. Property Tax Rates and Bill Calculation
For a home at the 2026 median assessed value of $706,000, the combined bill rose about $387 over the prior year. Most of that came from the provincial side, up roughly 21 percent ($338); the municipal portion increased about 1.8 percent ($49).7The City of Calgary. Understanding Your Residential Property Tax Changes 2026 A bigger change than that usually reflects a shift in your assessed value relative to other Calgary homes. The assessment itself is based on estimated market value as of July 1 the prior year.
If a Mortgage Lender or Supplementary Bill Is Involved
When your mortgage includes principal, interest, and taxes (PIT), your lender handles the payment. The lender must be registered with the city to receive the invoice. You still get the original bill for your records, and the lender’s name appears on it.10City of Calgary. Property Tax Payment Options If you pay PIT but your lender is not named on the bill, contact your mortgage company right away. A missed registration can mean nobody is paying on your behalf.
If you completed new construction or major improvements during the tax year that were not on the original assessment roll, expect a supplementary tax bill. The charge is prorated by the number of months the improvement was complete or occupied during the year.11City of Calgary. Supplementary Tax Bills

Tax Instalment Payment Plan (TIPP)
TIPP replaces the single June payment with automatic monthly withdrawals on the first of each month. The annual total is the same, there is no fee to join, and enrollment carries over year to year.13The City of Calgary. What Happens If You Pay Late
Miss the June deadline and a 7 percent penalty applies to your unpaid balance on July 1. A second 7 percent penalty hits on October 1 if any current-year taxes are still owing. That is $70 per $1,000 owed, applied twice. After December 31, the balance becomes tax arrears and a 1 percent penalty is added on the first of each month going forward.3City of Calgary. Late Payments and Penalties
When taxes remain in arrears more than a year, the city registers a tax recovery notification against your land title. If the balance still is not paid, the property is listed for the annual public auction. You can remove your property from the list any time up to auction day by paying the arrears in full, but if the property sells, you lose ownership.14City of Calgary. Real Estate Public Auction
If Your Assessment Looks Wrong
Your bill is only as accurate as your assessed value, and the time to challenge that value is when the assessment notice arrives early in the year, not when the tax bill lands in May. The city runs a customer review period of 67 days after assessment notices are mailed. Call 311 or go to calgary.ca/assessment to discuss the valuation with a city assessor informally, with no paperwork or fee.15The City of Calgary. Customer Review Period – Review Your Property Assessment
If that does not resolve it, you can file a formal complaint with the Calgary Assessment Review Board before the review period ends. The 2026 deadline was March 23.16Calgary Assessment Review Board. Before Filing a Property Assessment Complaint Miss the deadline and you are locked into that value for the tax year.
If You Cannot Afford the Bill
The city’s Property Tax Assistance Program may offset part of a year-over-year tax increase for owners on limited incomes. It is processed through Fair Entry. You must be an individual (not a company) listed on title for at least 365 consecutive days by year-end, and you cannot own other Calgary property. The program does not apply when the increase stems from renovations you made, a zoning change you initiated, or a supplementary assessment.18The City of Calgary. Property Tax Assistance Program
If you or your spouse or partner is 65 or older, the provincial Seniors Property Tax Deferral Program lets you defer all or part of your residential taxes through a home equity loan with the Government of Alberta at 4.45 percent interest. Only one spouse needs to meet the age requirement. The deferred amount plus interest is repaid when the home is sold or ownership transfers.19Government of Alberta.
