An FHA loan usually takes 30 to 45 days to close, measured from the day the lender receives your complete application to the day funds reach the seller. Some files wrap up faster. Others stretch past 60 days when the property needs repairs, the title is messy, or the borrower’s financial paperwork raises questions. The timeline is a sequence — application, appraisal, underwriting, disclosure waiting period, closing — and a holdup at any stage pushes everything behind it.
Where the 30 to 45 Days Actually Go
Days 1 to 5: Application and Documentation
The clock starts when you submit a complete loan package. You fill out the Uniform Residential Loan Application (Fannie Mae Form 1003), which collects your employment, assets, liabilities, and property information in the standardized format lenders use across the industry.1Fannie Mae. Uniform Residential Loan Application Form 1003 Everything you report gets cross-checked against third-party records, so accuracy matters: discrepancies create delays.
Alongside the application, plan to hand over W-2s from the last two years, pay stubs covering the most recent 30 days, two months of complete bank statements, and a government-issued photo ID. Self-employed borrowers typically add two years of personal and business tax returns. Once you sign, the lender pulls credit, verifies employment, and runs your information through the Credit Alert Verification Reporting System, a federal database that flags applicants in default on government-backed loans or delinquent on debts to federal agencies.2U.S. Department of Housing and Urban Development. Credit Alert Verification Reporting System (CAIVRS) A hit there can disqualify you from FHA financing until the debt is resolved.
Days 5 to 15: The FHA Appraisal
After intake, the lender orders an appraisal from an FHA-approved appraiser and assigns an FHA Case Number to the file. The report generally takes five to ten business days. This is not a pure valuation. The appraiser also inspects the property against FHA’s Minimum Property Requirements, and common findings that trigger repair demands include peeling paint on pre-1978 homes, damaged roofing, missing handrails, faulty electrical systems, and inadequate water supply.
A clean appraisal keeps the file moving. An appraisal that calls out repairs can add one to two weeks, discussed below. The appraisal itself is valid for 180 days from its effective date and can be updated for up to one year, so a moderate delay elsewhere in the process will not force you to pay for a second one.3U.S. Department of Housing and Urban Development. Days 15 to 25: Underwriting
Once the appraisal is back, an underwriter evaluates the file against HUD’s Single Family Housing Policy Handbook (Handbook 4000.1). Most FHA loans run through an automated underwriting system called TOTAL Scorecard, which can approve debt-to-income ratios well above the traditional 43% benchmark when the overall risk profile is strong. Files kicked to manual underwriting face stricter limits, generally a 31% housing expense ratio and a 43% total debt ratio, unless compensating factors like significant cash reserves justify going higher.
Internal review typically takes three to seven business days depending on the lender’s volume. If the underwriter spots something that needs explaining — a large unexplained deposit, a recent job change, an employment gap — they issue a conditional approval with a list of items you must provide. Responding within 24 hours is the single biggest thing you control at this stage. Once every condition is cleared, the underwriter issues a final approval confirming the loan meets FHA insurance requirements.
Days 25 to 30: Closing Disclosure and the Three-Day Wait
After final approval, the lender issues a “Clear to Close” and prepares the Closing Disclosure. Federal rules under the TILA-RESPA Integrated Disclosure framework require you to receive this document at least three business days before closing.4Consumer Financial Protection Bureau. TILA-RESPA Integrated Disclosure FAQs Compare the final terms line by line against the Loan Estimate you received earlier: interest rate, monthly payment, total closing costs.
Most corrections after you get the initial disclosure do not restart that three-day clock; the lender just has to get the corrected document to you at or before closing. A new three-day waiting period is triggered only if the annual percentage rate changes beyond a certain tolerance, the loan product itself changes, or a prepayment penalty is added.4Consumer Financial Protection Bureau. TILA-RESPA Integrated Disclosure FAQs If any of those three apply, add three business days.
Closing Day
Schedule a final walkthrough within the last three days before closing to confirm agreed-upon repairs were completed and the property is in the expected condition. At the closing meeting, you sign the promissory note and the deed of trust while a notary public or settlement agent oversees the signing. The meeting usually takes about an hour. Bring a certified check or arrange a wire for your down payment and any closing costs not covered by seller concessions.
If you are wiring funds, verify the instructions by calling the title company at a phone number you obtained independently, not from an email. Wire fraud targeting homebuyers is common. After signing, the settlement agent returns the executed documents to the lender for a final signature review. The lender then wires loan funds to escrow, the settlement agent pays the seller, and the deed is recorded with the county to transfer ownership.
What Pushes an FHA Closing Past 45 Days
Repairs Flagged by the Appraiser
When the appraiser identifies problems that violate FHA’s Minimum Property Requirements, the fixes must be completed before closing. Sellers often need one to two weeks, and a re-inspection afterward typically adds several more days. If the work cannot be finished in time, the lender may set up a repair completion escrow so work can continue after you move in.5HUD.gov. FHA Single Family Housing Policy Handbook 4000.1 That is the most common reason an otherwise clean FHA file slides past 45 days.
Title Searches and Liens
A title search confirms the seller legally owns the property and that no outstanding liens, unpaid taxes, or other claims cloud the title. The search itself usually takes three to five business days but can stretch longer when the property has a complicated ownership history. Any defects must be resolved before the lender will fund.
IRS Tax Transcripts
Lenders verify your reported income by requesting tax transcripts directly from the IRS. During a processing backlog, this can add up to a week. You cannot speed it up yourself; the only defense is submitting complete, accurate tax returns at the application stage so nothing has to be refiled.
Gift Fund Documentation
FHA allows your entire down payment to come from gift funds, provided the donor is an acceptable source such as a family member, employer, or charitable organization. You will need a signed gift letter with the donor’s name, address, relationship to you, dollar amount, and a statement confirming no repayment is expected. The lender also has to verify the actual transfer. If the gift arrives before closing, you need the donor’s bank statement showing the withdrawal plus proof of deposit into your account. If the gift will be delivered at closing, acceptable proof includes a certified check, cashier’s check, or wire record from the donor’s account to the settlement agent.5HUD.gov. FHA Single Family Housing Policy Handbook 4000.1 Chasing this paperwork at the last minute is a frequent cause of pushed closing dates.
Rate Lock Expiration
When you lock your interest rate, that rate is guaranteed for a set window, commonly 30, 45, or 60 days. If closing slips past the expiration, you have to renegotiate, and the new rate may be higher. Some lenders charge a fee to extend. Ask about the lock period when you apply and match it to a realistic closing date; FHA rules permit a lock-in fee only if the lender guarantees the rate for at least 15 days before the anticipated closing.
Keeping Your Closing on Schedule
Most of what pushes an FHA closing past 45 days is paperwork, not policy. Submit a complete application package on day one rather than feeding documents in piecemeal. Respond to underwriter conditions the same day you receive them. Have gift letters and donor bank statements ready before you need them. Confirm your rate lock window actually covers the expected closing date, with room for a short slip.
The parts you cannot control — IRS transcript backlogs, title history, how fast a seller completes repairs — are easier to absorb when the parts you can control are already handled.
One Deadline That Starts After Closing
FHA loans are strictly for primary residences. At least one borrower on the loan must occupy the property within 60 days of signing the security instrument and intend to live there for at least one year.5HUD.gov. Factor your move into the closing date you choose, because failing to occupy the home as required can constitute mortgage fraud.
