How Do I Get My 1098 Mortgage Form Online? Portal and Transcript

To get your 1098 mortgage form online, log in to your current loan servicer’s website, open the tax documents or statements section, and download the PDF. Servicers are required to make the form available by January 31 each year, and most post it in mid-to-late January.1Office of the Law Revision Counsel. 26 USC 6050H – Returns Relating to Mortgage Interest Received in Trade or Business From Individuals If you can’t reach the portal, the IRS lets you pull the same data through a free wage and income transcript at IRS.gov.

Find Your Current Servicer’s Portal

The website you want belongs to the company that currently services your loan, which is not always the bank that originally issued the mortgage. Loans get sold and transferred often, and many homeowners lose track of who holds theirs.

The fastest confirmation is your most recent billing statement or payment confirmation email. The servicer’s name and web address are usually printed at the top. If you don’t have a recent statement handy, the MERS ServicerID system will look up your servicer by property address, by name and Social Security number, or by the mortgage identification number from your closing documents. You can search online at the MERS website or call (888) 679-6377.2MERSINC. Homeowners ServicerID

Some servicers host tax documents on a separate third-party platform, so the tax URL may differ from the one you use to make monthly payments. If you land on a banking dashboard and don’t see any tax forms, look for a link called “tax center” or “documents” that redirects you to the document host.

Download the Form Step by Step

Once you’re on the right site, the process is short:

  • Log in with your username and password. Most servicers now require multi-factor authentication, so keep your phone nearby for a one-time code by text, email, or authenticator app.3Internal Revenue Service. Multifactor Authentication Implementation
  • Open the tax section. It’s often labeled “Statements,” “Tax Forms,” or “Document Center,” and it’s rarely on the main dashboard.
  • Pick the correct tax year, not the current calendar year.
  • Download or view the PDF. Before you close the window, confirm that Box 1 (interest paid) and the property address look correct.

If you’ve never used your servicer’s website, you’ll need to register first. Have your loan number, Social Security number, and the email address on file ready. Identity verification usually takes a few minutes before documents unlock.

When the Form Should Appear

Federal law requires your lender to furnish the 1098 by January 31 following the tax year.1Office of the Law Revision Counsel. 26 USC 6050H – Returns Relating to Mortgage Interest Received in Trade or Business From Individuals For the 2025 tax year, that meant January 31, 2026; for 2026, it will be January 31, 2027.

If you’ve enrolled in electronic delivery, the form often posts a week or two before the deadline. Paper copies tend to arrive right at the deadline or slightly after. If January 31 passes and nothing has shown up, call your servicer instead of waiting.

Use an IRS Transcript as a Backup

If the portal is down, you’ve lost your login, or the form simply isn’t posted yet, the IRS offers an alternative route. A wage and income transcript includes the data from your Form 1098 along with your W-2s and 1099s, and you can view, print, or download it through your IRS Individual Online Account at no cost.4Internal Revenue Service. Transcript Types for Individuals and Ways to Order Them

There is a timing catch. Servicers file with the IRS by late February on paper or late March electronically, and the data takes additional weeks to appear on your transcript. For early filing in late January, the servicer portal is the faster route. Treat the IRS transcript as a fallback, or as a way to check what was actually reported.

Check the Form Before You File

Compare Box 1 against your own payment records before you enter anything on your return. Add up 12 months of statements and look at the interest portion of each payment. Small rounding gaps are normal, but a difference of hundreds of dollars usually points to a mistake, like a payment credited to the wrong account or a mid-year escrow adjustment.

If Box 4 shows a refund of overpaid interest, that amount generally has to be reported as income in the year you received it, to the extent you deducted the interest in a prior year.5Internal Revenue Service. Instructions for Form 1098 It surprises people who assume a 1098 can only produce a deduction.

If something is wrong, call your servicer’s tax department and ask for a corrected Form 1098. The corrected version will be marked “CORRECTED” at the top and refiled with the IRS. If it won’t arrive before the filing deadline, request an extension rather than filing numbers you know are off.

If Your Loan Was Transferred During the Year

If your loan changed hands mid-year, expect two separate 1098s, one from each servicer, each covering only the interest it collected while it held the loan. Enter both forms on your return. Box 3, the origination date, should still reflect when the mortgage originally started, not when the new servicer took over.6Internal Revenue Service. Instructions for Form 1098 – Mortgage Interest Statement

This is where the MERS lookup earns its keep. If a transfer notice arrived months ago and you no longer remember the new servicer’s name, you won’t know which portal to check for the second form. Confirm the current servicer first, then log into both portals.

If You Paid Less Than $600 in Interest

Lenders are only required to issue a 1098 when they receive at least $600 in mortgage interest from you during the year. Some issue one anyway for smaller amounts, but if your balance is low or you paid the loan off early, you may not get a form at all. You can still deduct the interest you actually paid, as long as your monthly statements or other records back up the number.6Internal Revenue Service. Sign Up for Electronic Delivery Next Year

To have the form show up in your portal automatically every January, opt into electronic delivery through your account settings. Federal law requires servicers to get your affirmative consent before switching you to paperless-only delivery, and to tell you first that you can still receive paper, that you can withdraw consent at any time, and what happens if you do.7Office of the Law Revision Counsel. 15 USC Chapter 96 – Electronic Signatures in Global and National Commerce

After you enroll, you’ll get an email or portal notice when each year’s form is ready. Electronic delivery also keeps a paper form loaded with your Social Security number and property address out of an unlocked mailbox. If you move or change email addresses, update your contact information with the servicer right away so you don’t miss the notification.
