Home Possible Mortgage: Income Limits, Down Payment, and PMI

To qualify for a Freddie Mac Home Possible mortgage, you need household income at or below 80% of the area median, a 3% down payment that can come entirely from gifts or other outside sources, a credit and debt profile that clears Freddie Mac’s automated underwriter, and a primary-residence property within conforming loan limits. First-time buyers also complete a homebuyer education course before closing. The program is open to both first-time and repeat buyers, which is one of the ways it differs from Freddie Mac’s HomeOne product.1Freddie Mac Single-Family. Home Possible

Income Limit

Your qualifying income cannot exceed 80% of the area median income (AMI) for the census tract where the property sits.2Freddie Mac. Home Possible Income and Property Eligibility Tool That cap applies everywhere now, including in low-income census tracts that once had looser or no limits. Because AMI varies significantly by geography, a household earning $70,000 might qualify in one metro area and be over the ceiling in another. Freddie Mac’s Income and Property Eligibility Tool takes a specific address and returns the exact income limit before you apply.

Income from every borrower on the loan counts toward the limit. If a non-occupant co-borrower signs the note, which is allowed on a one-unit property, their income helps you qualify for a larger payment but also pushes you closer to the 80% ceiling. Run both calculations before adding a co-borrower.

Down Payment and Where It Can Come From

The minimum down payment is 3% of the purchase price for a one-unit property, which translates to a maximum loan-to-value (LTV) ratio of 97%.1Freddie Mac Single-Family. Home Possible What separates Home Possible from most conventional loans is that none of that 3% has to come from your own savings. The entire down payment can be gifted or granted.

Acceptable gift donors include relatives by blood, marriage, or adoption, along with trusts or estates established by a relative. Government agencies and nonprofit organizations with established assistance programs can also provide gifts or grants, as long as the agency is not an interested party to the transaction and the funds were not funneled through the seller or originating lender.3Freddie Mac. Two other funding paths are worth knowing about. Sweat equity, meaning your own labor and materials on the property, can substitute for cash toward the down payment and closing costs, with no cap on a standard home and a 95% LTV limit on manufactured homes. The work must be listed in the sales contract, valued by an appraiser or cost-estimating service, and completed after the appraiser’s initial inspection.4Freddie Mac. Credit Score and Debt-to-Income

Most Home Possible applications run through Freddie Mac’s automated underwriting system, Loan Product Advisor (LPA). When LPA evaluates your file, there is no fixed minimum credit score. The system returns an “Accept” or “Caution” risk classification based on the full picture of your finances.6Freddie Mac. Home Possible Mortgage Fact Sheet In practice, scores below the mid-600s rarely receive an Accept, but the exact threshold shifts with your down payment, reserves, and debts.

If your file is manually underwritten instead, the minimum credit scores are fixed:

  • One-unit fixed-rate purchase: 660
  • One-unit ARM or no-cash-out refinance: 680
  • Manufactured home: 680
  • Two- to four-unit property: 700

Those figures come directly from the Home Possible fact sheet.6Freddie Mac. Home Possible Mortgage Fact Sheet

LPA sets debt-to-income (DTI) tolerances case by case, and strong compensating factors such as cash reserves or a lower LTV can push the allowable DTI higher than manual underwriting permits. Manually underwritten loans cap DTI at 45% based on the occupying borrower’s income.7Federal Deposit Insurance Corporation. Affordable Mortgage Lending Guide – Freddie Mac Home Possible Treat 45% as a ceiling, not a target. Lenders get nervous approaching it, and staying in the high 30s or low 40s leaves room in the monthly budget for surprises.

Home Possible borrowers also benefit from capped loan-level price adjustments on certain eligible mortgages, which can mean a slightly lower interest rate or reduced upfront fees compared to a standard conventional loan.1Freddie Mac Single-Family. Home Possible

Eligible Properties and Occupancy

Home Possible covers a broader range of property types than most low-down-payment programs:

  • One-unit homes, including single-family detached houses, condominiums, and planned unit developments that meet Freddie Mac’s standards
  • Two- to four-unit properties, provided you live in one of the units as your primary residence8Freddie Mac Single-Family. Mortgages for 2- to 4-Unit Properties
  • Manufactured homes that are permanently affixed to a foundation and titled as real property rather than personal property9Freddie Mac Single-Family. Manufactured Home Mortgage Requirements and Eligibility

Eligible mortgage structures include fixed-rate loans and certain adjustable-rate mortgages (5/6-month, 7/6-month, and 10/6-month ARMs). Manufactured homes are limited to fixed-rate loans or 7/6-month and 10/6-month ARMs.6Freddie Mac. The property must be your primary residence. Investment homes and vacation properties are not eligible.6Freddie Mac. Home Possible Mortgage Fact Sheet On a two- to four-unit property, you can rent out the other units, and the projected rental income can help offset your mortgage payment in the qualifying calculation.

You do not have to be a first-time buyer. That requirement belongs to Freddie Mac’s HomeOne program, not Home Possible. You also don’t have to be free of other real estate. Freddie Mac explicitly permits borrowers to have an ownership interest in another residential property at the time of closing, so a family upgrading before selling their current home remains eligible.11Freddie Mac. Homebuyer and Landlord Education

First-time homebuyers using Home Possible must complete Freddie Mac’s CreditSmart Homebuyer U before closing.12Freddie Mac CreditSmart. CreditSmart Homebuyer U The course is online and covers budgeting, the mortgage process, and maintaining a home after purchase. The certificate of completion is valid for one year, so don’t take it too far ahead of when you expect to close.13Freddie Mac. CreditSmart Homebuyer U Flyer

Buying a two- to four-unit property adds a separate requirement: at least one qualifying borrower must complete a landlord education program before the note date. The provider cannot be the lender, the seller, or anyone else with a financial interest in the transaction, and a certificate of completion has to stay in the mortgage file.6Freddie Mac. Home Possible Mortgage Fact Sheet Ask your lender about this as soon as you go under contract on a multi-unit property, because it often gets missed until late in the process.

Boarder Income as a Qualifying Tool

Home Possible lets you count rent from a roommate, known as boarder income, toward your qualifying income on a one-unit property. It can make up to 30% of your total qualifying income.6Freddie Mac. Home Possible Mortgage Fact Sheet

The rules are strict. The boarder must have lived with you for at least the past year and intend to move with you into the new home. They cannot be on the mortgage, cannot have an ownership interest in the property, and cannot be your spouse or domestic partner. You’ll need to document their rent payments for at least nine of the past twelve months, show evidence they’ve been living with you, and provide a written statement that the arrangement will continue.6Freddie Mac. Home Possible Mortgage Fact Sheet The documentation threshold is high enough that you need to plan for it well before you apply.

Private Mortgage Insurance

Because Home Possible loans can start with only 3% equity, private mortgage insurance (PMI) is required on any loan with an LTV above 80%. Coverage levels depend on the loan type, term, and LTV. A fixed-rate loan with a term longer than 20 years and an LTV between 90% and 97% carries a standard PMI coverage requirement of 25%.6Freddie Mac. Home Possible Mortgage Fact Sheet Lenders may offer custom coverage at lower percentages, which reduces the monthly PMI cost but raises the fee Freddie Mac charges.

PMI is not permanent. Under federal law, you have the right to request cancellation once your loan balance reaches 80% of the home’s original value, whether you get there through the regular amortization schedule or by making extra principal payments. The request must be in writing, you have to be current on payments, and the property cannot carry junior liens.14Consumer Financial Protection Bureau. When Can I Remove Private Mortgage Insurance (PMI) From My Loan? On a 97% LTV loan, reaching 80% takes roughly a decade of scheduled payments depending on your rate, so plan for PMI as a real monthly cost for the first several years.
