Why the Program Exists and What It Saves You

Standard manufactured home loans carry loan-level price adjustments (LLPAs) that raise the cost of the loan. MH Advantage loans do not. The gap is even wider compared with chattel financing. Manufactured homes that aren’t classified as real property are usually financed through chattel loans, which carry shorter repayment periods and significantly higher interest rates. Because an MH Advantage home must be titled as real property and permanently affixed to owned land, it bypasses that category entirely and slots into the conventional mortgage market.

Which Homes Qualify

A home has to meet specific architectural and construction standards to earn the MH Advantage designation. Both single-width and multi-width homes are eligible. The design features Fannie Mae requires include:2Fannie Mae. Lending for MH Advantage

  • Roof pitch of at least 4/12 after installation. Triple-wide homes are exempt and may have any pitch.
  • Eaves of at least six inches overhanging the exterior wall. Four-inch eaves qualify if site-completed gutters of two inches or more are added.
  • Permanent exterior siding materials, not the flat metal or vinyl panels associated with older mobile homes.
  • Drywall interiors throughout and cabinetry that matches site-built construction quality.

Every qualifying home has an MH Advantage sticker applied by the manufacturer, placed next to the HUD certification plate on the home’s exterior. Energy Efficiency

The home must meet one of three energy benchmarks: an overall U-value of 0.076 or less, compliance with the 2009 International Energy Conservation Code, or ENERGY STAR certification.5National Institute of Building Sciences. Land and Foundation Requirements

The loan has to be secured by both the home and the land it sits on, classified together as real property under a single mortgage lien. Homes on leased land do not qualify, and Fannie Mae will not purchase MH Advantage mortgages for homes in community land trusts.6Federal Deposit Insurance Corporation. The foundation must include a masonry perimeter wall, comply with HUD’s Permanent Foundations Guide for manufactured housing, and be certified by a registered architect or professional engineer.2Fannie Mae. Loan Terms and Borrower Eligibility

MH Advantage loans are available as fixed-rate mortgages and as 7/6 and 10/6 adjustable-rate mortgages. Maximum loan-to-value ratios depend on the loan type and how you’ll use the property:4Fannie Mae. Manufactured Housing Product Matrix

  • Primary residence, fixed-rate purchase: up to 97% LTV (3% down). For non-HomeReady loans, the 97% option requires at least one borrower to be a first-time homebuyer.
  • Primary residence, ARM purchase: up to 95% LTV (5% down).
  • Second home: up to 90% LTV for purchases and limited cash-out refinances.
  • Investment property: not eligible.

The minimum credit score is 620. Higher scores generally produce better rates and lower mortgage insurance premiums, but 620 is the floor. All MH Advantage loans must be underwritten through Fannie Mae’s Desktop Underwriter system, which evaluates debt-to-income ratios case by case rather than applying a single fixed cap.6Federal Deposit Insurance Corporation. Pairing With HomeReady

Fannie Mae’s HomeReady mortgage, designed for low-to-moderate-income borrowers, allows manufactured homes that meet MH Advantage requirements.7Fannie Mae. HomeReady Mortgage Loan and Borrower Eligibility Standard manufactured homes without the MH Advantage designation are not eligible for HomeReady, which makes the combination uniquely valuable for manufactured housing buyers.

The practical benefits are real. HomeReady removes the first-time homebuyer requirement for 97% LTV financing, reduces mortgage insurance coverage requirements, and allows income from non-borrower household members to help you qualify. If your income falls within the HomeReady limits for your area and you’re buying an MH Advantage home, stacking the two programs is almost always the right move.

Titling the Home as Real Property

  • In states that don’t issue certificates of title for manufactured homes, the home becomes real property once permanently attached to the land and any state requirements are met.
  • In certificate-of-title states without a surrender process, the home becomes real property when permanent attachment requirements are met, even though a certificate exists.
  • In surrender states, the home becomes real property only after the certificate of title is surrendered to the appropriate state agency and canceled.

In surrender states, the certificate must be canceled before closing, because the loan cannot be sold to Fannie Mae unless the home is already classified as real property. Your lender will need the serial number or vehicle identification number for each section to verify the conversion is complete. Title insurance for the transaction typically requires an ALTA 7 endorsement confirming that the manufactured home is included in the real property definition, that the landowner owns the home, and that no personal-property liens remain attached.

How the Appraisal Works

Appraisers must use other MH Advantage homes as comparable sales when they’re available. If fewer than three MH Advantage comparables exist in the area, the appraiser must supplement with at least two site-built home sales.1Fannie Mae. Manufactured Home Financing That’s a meaningful departure from standard manufactured home appraisals, which lean on other factory-built sales and tend to produce lower valuations. The appraiser also verifies the MH Advantage sticker and confirms the architectural features match program requirements, so any inconsistency between the sticker and the actual construction will surface at this stage.

What MH Advantage Will Not Cover

A few situations look eligible on the surface but aren’t. Homes on leased land, including homes in mobile home parks and land-lease communities, don’t qualify. Homes in community land trusts aren’t eligible either. Investment properties are excluded entirely. Standard manufactured homes without the MH Advantage or CHOICEHome sticker cannot be financed under this program regardless of how closely they resemble a qualifying home. And a home whose title has not been converted to real property before closing cannot be sold to Fannie Mae under an MH Advantage loan, no matter what the sticker says.
