The Municipality of East Hants property tax bill is built from a general rate of $0.7850 per $100 of assessed value for residential and resource properties, or $2.5600 per $100 for commercial, plus area rates that vary by neighborhood and a flat $230 waste management fee.1Municipality of East Hants. Property Tax Information You pay it in two installments: the spring bill on June 1 and the final bill on October 1.2Municipality of East Hants. Understanding Your Tax Bill Miss either date and interest starts running at 1.25% per month.
What You Actually Pay
Tax rates are quoted per $100 of assessment, so a home assessed at $200,000 owes $1,570 in general residential tax before anything else is added. The residential general rate of $0.7850 covers three things: $0.2965 for municipal services, $0.2784 in mandatory provincial funding, and $0.2101 for RCMP services. Commercial owners pay $2.5600 per $100, with the difference sitting almost entirely in the municipal services portion ($2.0715); the provincial and RCMP components match the residential figures.1Municipality of East Hants. Then the area rates stack on top. Fire protection is the biggest swing: 2025/2026 fire district rates ran from $0.134 per $100 in Mount Uniacke to $0.22 in Rawdon, with most districts between $0.16 and $0.21.3Municipality of East Hants. Operating Budget 2025-2026 Urban properties may also be billed for sidewalks, streetlights, sewer, and recreation. Two houses with identical assessments can produce quite different bills depending on where they sit.
Every property is also charged a flat $230 waste management fee, and properties on municipal sewer pay a wastewater fee.1Municipality of East Hants. Property Tax Information
Reading the Two Bills
East Hants sends two bills each year.2Municipality of East Hants. Understanding Your Tax Bill The spring (interim) bill is generally calculated at half of the previous year’s final bill and works as an estimated prepayment while the current year’s rates get finalized. The final bill, which arrives in August, contains the real breakdown: your taxable assessment, general taxes levied, area rates, any local improvement charges, and your updated balance.1Municipality of East Hants. Property Tax Information That is the one to read line by line.
If your mortgage lender pays taxes through escrow, the spring bill goes directly to them and you will not see it. The final bill still comes to you in August regardless.1Municipality of East Hants. Property Tax Information
Due Dates and Late Penalties
Spring bill: June 1. Final bill: October 1.2Municipality of East Hants. Understanding Your Tax Bill Payment must reach the municipal office by close of business on the due date. Anything received after that is late, regardless of when you sent it. A cheque postmarked before the deadline but delivered after still counts as late.
Overdue balances accrue interest at 1.25% per month, compounding until paid. On a $3,000 balance, that is roughly $37.50 the first month, and it builds from there. The municipality sends up to four arrears notices through the year, typically in July, October, January, and spring. Accounts that remain unpaid can enter tax sale collection proceedings at the end of June, meaning the municipality can sell the property to recover the debt.1Municipality of East Hants. How to Pay
For online or telephone banking, search for “East Hants” at your financial institution, choose the Tax option, and enter the SAP number printed on your bill.1Municipality of East Hants. Property Tax Information The SAP number matters. A wrong one can route your payment to someone else’s account, and you would still owe interest on your own.
In-person payments are accepted at the Lloyd E. Matheson Building in Elmsdale during regular business hours. Cheques or money orders can be mailed, made out to “The Municipality of East Hants,” with the SAP number written on the front.1Municipality of East Hants. Property Tax Information
If two large payments are hard to plan around, the municipality offers a pre-authorized debit plan that spreads the cost across monthly withdrawals. How Your Assessment Sets the Bill
The number your rate is multiplied against comes from the Property Valuation Services Corporation (PVSC), not the municipality. PVSC calculates a market value for your property and mails assessment notices each January.4Property Valuation Services Corporation. Find An Assessment The 2026 assessment reflects the physical condition of the property as of December 1, 2025. Renovations, additions, or demolitions completed by that date show up on the 2026 assessment; anything finished later waits a year.5Property Valuation Services Corporation. Annual Assessment Timeline PVSC uses building permit data to catch changes, so a permitted renovation can raise your assessed value by more than the project cost.
Properties are classified as residential, commercial and industrial, or resource (wetlands and forested land), which determines which rate applies.6Open Data Nova Scotia. Municipal Property Tax Rates Agricultural land sits in its own classification.
The Capped Assessment Program
Nova Scotia’s Capped Assessment Program (CAP) limits how much your taxable value can grow each year, even in a hot market. For 2026, the cap is 2.6%.7Property Valuation Services Corporation. Capped Assessment Program Market value might jump 10%, but your bill is calculated on the capped figure.
To qualify, the property must be at least 50% owned by a Nova Scotia resident; residential with fewer than four dwelling units, or vacant resource property (manufactured homes, co-op housing, and the residential portion of a commercial farm also qualify); owner-occupied if a condominium; and owned for at least one year, or purchased from a family member.7Property Valuation Services Corporation. Capped Assessment Program
The family-member rule catches most buyers off guard. Buy from a spouse, parent, child, grandchild, great-grandchild, or sibling and the existing CAP transfers with you. Buy from anyone else and the CAP is stripped for the first tax year after the sale, resetting your taxable assessment to full market value. It rebuilds the following year if you meet the criteria.7Property Valuation Services Corporation. Capped Assessment Program That single year at full value can produce a much bigger first-year bill.
Lowering What You Owe
Appealing the Assessment
If PVSC’s number looks too high, you can appeal. The first step is filing with the Nova Scotia Assessment Appeal Tribunal (NSAAT), and the deadline is on your January assessment notice.8Nova Scotia Energy Board. Property Assessment Appeals The window is short, so act when the notice arrives. Check comparable recent sale prices for similar homes nearby using PVSC’s online tools before filing. A wide gap between your assessment and comparable sales is the core of a strong appeal; a narrow gap probably is not worth the effort.
If you disagree with the NSAAT decision, you can escalate to the Nova Scotia Energy and Regulatory Boards Tribunal within 30 days of the mailing date. No extensions.9Nova Scotia Energy and Regulatory Boards Tribunal. Assessment Appeal Rules – Energy and Regulatory Boards Act
