Buildings insurance generally does cover cracked walls, but only when the cracks come from a sudden event the policy lists as a covered peril. Cracks Insurers Will Pay For
Standard UK buildings insurance covers damage caused by fire, explosion, lightning, earthquake, storm, flood, impact from vehicles or falling trees, escape of water from burst pipes, and subsidence, heave, or landslip.1Aviva. The damage has to be sudden, and it has to be directly tied to one of these events. A tree brought down in a storm that cracks a wall is covered. A burst pipe that washes out soil under a corner of the house, cracking the wall above, usually is too. Walls that drifted toward cracking over years are not.
Storms in the UK also have to clear an intensity bar. Aviva, for example, defines a storm as sustained high winds gusting over 55 mph, rainfall of at least 25 mm per hour, or snowfall of at least 30 cm in 24 hours.1Aviva. Subsidence, the Most Common Covered Cause
For UK homeowners, subsidence is the peril that matters most for cracked walls. It is the downward movement of the ground beneath a building’s foundations, driven by external factors like clay soil shrinking in dry weather, tree roots drawing moisture from the soil, or leaking drains washing material away.9Allianz. The claim figures show how significant this has become. In the first half of 2025, UK subsidence claims totaled £153 million across nearly 9,000 households, with the average payout reaching £17,264. Subsidence or Just Settlement?
This distinction decides whether a claim is paid. Settlement happens when a new building compresses the soil underneath it, usually in the first decade after construction. It tends to produce fine, vertical cracks that stabilize over time.12Heliconusa. Even when a claim succeeds, the excess is steep. If the cracks look structural, the process generally follows a familiar path.

- Expect an investigation. A loss adjuster or surveyor will inspect, and the process can involve trial holes to check the foundations, CCTV of nearby drains, soil sampling, and crack monitoring over six to twelve months to account for seasonal movement.20Financial Ombudsman Service. A structural engineer’s report is often essential. It should cover the damage’s scope and severity, include photographs and diagrams, assess safety, and recommend repairs. Homeowners typically arrange and pay for the inspection, roughly $400 to $800 in the US and from around £480 in the UK.21Wolfe Construction. If Your Claim Is Denied
Denials for cracked walls are common, usually on the basis that the damage is settlement, poor maintenance, or outside the covered perils. Several routes remain open.

- Consider a loss assessor. One Financial Ombudsman decision illustrates how independent evidence changes the picture. A policyholder’s claim was rejected after AXA declined to send a surveyor based on photographs showing cracks on upper floors, which are not where subsidence damage typically appears first. In the UK, accidental damage cover is an optional extra that broadens protection beyond the named perils, though it still does not cover wear and tear, maintenance failures, or pre-existing issues.14Lemonade. In the US, the earth movement exclusion means cracks caused by ground shifting, earthquakes, or landslides need separate earthquake insurance. Disclosure, Maintenance, and the Coal Mining Carve-Out
Anyone who has experienced subsidence must disclose it when buying or renewing insurance, with no time limit on that obligation. Failing to declare a subsidence history can invalidate the policy or lead to future claims being rejected.9Allianz. Properties with a subsidence history face higher premiums, potentially stricter terms, and a market-value reduction that can range from negligible for minor, well-documented repairs to 25% or more for active or poorly evidenced problems.28Greater London Properties. Insurers also expect ongoing maintenance as a condition of coverage. Keep gutters clear, repair leaking drains, manage trees near the foundations, and keep records of the work. One special case to be aware of: damage caused by coal mining is excluded from standard UK home insurance. These claims go to the Mining Remediation Authority, which accepts damage notice forms, sends an engineer to inspect, and aims to decide within 90 days. If You’ve Recently Switched Insurers
If you changed insurers and then noticed the cracks, the UK ABI Domestic Subsidence Claims Agreement decides who handles the claim. The previous insurer handles claims notified within eight weeks of the switch. Both insurers share costs for claims notified between eight weeks and one year.
