American Home Shield does not cover routine AC maintenance under its standard home warranty plans. The warranty is built to pay for repairs and replacements when an air conditioning system breaks down, not for the seasonal tune-ups, cleanings, and filter changes that keep a system healthy. There is one exception: the top-tier ShieldPlatinum plan includes one free HVAC tune-up per plan year.
The One Tune-Up AHS Will Pay For

A few conditions attach. You choose between the HVAC tune-up or a rekey service covering up to six keyholes; you cannot have both in the same plan year. Service dates are limited and vary by location. AHS recommends booking AC tune-ups in the spring, between February and June, and heating tune-ups between September and November. ShieldSilver and ShieldGold members do not receive a free tune-up. Those plans cover breakdowns only. If you want preventive service and you’re on one of the lower tiers, you’d arrange it separately with a local HVAC contractor.
What the Warranty Does Cover Instead
The AHS warranty is reactive. It pays when an AC system fails due to normal wear and tear and other covered causes, not when it needs seasonal upkeep. Why the Lack of Maintenance Coverage Matters Less Here
With many home warranty providers, skipped maintenance is a path to a denied claim. AHS is unusual on this point. What’s Excluded on the Maintenance and AC Side

- Window and portable AC units — only permanently installed systems are covered.
- Humidifiers, dehumidifiers, and ultraviolet lights.
- Chillers, water towers, and chiller components.
- Fuel storage tanks.
- Geothermal components located outside or under the home’s main foundation.
