Airbnb sends a 1099 form only when a host crosses specific thresholds during the calendar year. For the 2025 tax year and after, the One Big Beautiful Bill Act restored the original federal rule: Airbnb must issue Form 1099-K to any host whose gross payments exceed $20,000 and who has more than 200 transactions in the same year.1Internal Revenue Service. IRS Issues FAQs on Form 1099-K Threshold Under the One, Big, Beautiful Bill Fall short of either number and no federal 1099-K is required, though your state might have its own lower floor, and every dollar of rental income is taxable whether a form shows up in your mailbox or not.
The Federal 1099-K Threshold
Airbnb is a third-party settlement organization under 26 U.S.C. ยง 6050W, which is the statute that governs when payment platforms have to report user earnings to the IRS.2Office of the Law Revision Counsel. 26 USC 6050W – Returns Relating to Payments Made in Settlement of Payment Card and Third Party Network Transactions Both of the following must be true in a single calendar year before Airbnb is federally required to file a 1099-K on you:
- Gross payments exceed $20,000. This total includes nightly rates, cleaning fees, and any taxes you collect, calculated before Airbnb deducts its service fee. The number on the form is therefore higher than what actually hit your bank account.
- More than 200 transactions. Each booking counts as one transaction.
The American Rescue Plan Act of 2021 had lowered this to $600 with no transaction minimum, but the IRS delayed enforcement several times and Congress permanently reversed the change in 2025. If you earned less than $20,000 or had 200 or fewer bookings, Airbnb is not required to send you a 1099-K, although it may choose to send one anyway, and you may still receive one if backup withholding was applied to your account.3Internal Revenue Service. State Thresholds Can Be Lower
Some states require third-party platforms to issue 1099-K forms at figures well below the federal standard. A handful set the floor as low as $600, and at least one uses $100. If you host in one of those states, you can receive a 1099-K even when your numbers are nowhere near the federal thresholds. Check your state department of revenue for the specific limit that applies to you.
Other Tax Forms Airbnb May Send
A 1099-K is the main form hosts think about, but it isn’t the only one Airbnb issues.
Form 1099-NEC
If you earned referral bonuses or other non-employee compensation from Airbnb, such as payments tied to a promotional program, those amounts go on Form 1099-NEC rather than a 1099-K.4Internal Revenue Service. Instructions for Forms 1099-MISC and 1099-NEC Starting with the 2026 tax year, the reporting threshold for Form 1099-NEC rises from $600 to $2,000 under the One Big Beautiful Bill Act, so smaller referral payments may stop triggering a form.
Form 1099-MISC
Miscellaneous income like prizes, awards, or legal settlement payments is reported on Form 1099-MISC.5Internal Revenue Service. About Form 1099-MISC, Miscellaneous Information The same $2,000 threshold that applies to 1099-NEC starting in 2026 applies here too.
Form 1042-S for Non-U.S. Hosts
If you are a nonresident alien earning U.S.-sourced rental income through Airbnb, the platform reports those payments on Form 1042-S rather than a 1099-K.6Internal Revenue Service. Instructions for Form 1042-S U.S.-sourced rental income paid to foreign persons is generally subject to a 30 percent withholding rate, though a tax treaty between the U.S. and your country of residence may reduce it.7Internal Revenue Service. Withholding on Specific Income The deadline for Airbnb to furnish Form 1042-S is March 15 of the following calendar year.
When and Where Your Forms Arrive
Airbnb must furnish 1099-K forms to hosts by January 31 of the year following the tax year.8Internal Revenue Service. Third Party Filers of Form 1099-K FAQs The same January 31 deadline applies to Form 1099-NEC.4Internal Revenue Service. Instructions for Forms 1099-MISC and 1099-NEC
Digital copies live in the Earnings and Tax Documents section of your Airbnb account dashboard, where you can download a PDF of each form. If you opted into paperless delivery, the digital version is your official copy. Otherwise Airbnb also mails a hard copy through the United States Postal Service around the same time.
If You Rent Fewer Than 15 Days a Year
One situation removes the 1099 question entirely. If you use your home as your primary residence and rent it out for fewer than 15 days during the year, none of that rental income has to be reported on your federal return.9Internal Revenue Service. Topic No. 415, Renting Residential and Vacation Property This is sometimes called the Augusta Rule or the 14-day rule. You can’t deduct rental expenses under this exemption, but you can still claim regular mortgage interest and property taxes on Schedule A as usual.10Internal Revenue Service. Publication 527, Residential Rental Property
To qualify, you must use the home for personal purposes for more than the greater of 14 days or 10 percent of the total days it is rented at a fair price.9Internal Revenue Service. Topic No. 415, Renting Residential and Vacation Property If your rental activity stays under this 15-day ceiling, the income should not appear on Schedule E and Airbnb would not include it in a 1099-K calculation.
No 1099 Doesn’t Mean No Tax
Here is the part hosts most often miss. You owe federal income tax on Airbnb earnings whether or not a 1099-K arrives. The IRS requires you to report all gross income on your return, even amounts below every reporting threshold. And anyone with more than $400 in net self-employment income has to file a return regardless of total earnings.11Internal Revenue Service. Check if You Need to File a Tax Return
Keep your own records of every booking: dates, nightly rates, cleaning fees, and any other payments received. Track them independently of what Airbnb reports. The platform’s transaction history helps, but it is not a substitute for your own books. Failing to report income that later shows up in IRS records can bring penalties, interest charges, and audit exposure.
Backup Withholding If You Skip the W-9
Before Airbnb can process payouts and generate accurate forms, it needs your tax details. U.S. hosts complete a substitute Form W-9 inside their Airbnb account, which collects your taxpayer identification number and certifies your domestic taxpayer status.12Internal Revenue Service. About Form W-9, Request for Taxpayer Identification Number and Certification The taxpayer identification number is usually your Social Security Number, or an Employer Identification Number if you host through a business entity. Non-U.S. hosts generally complete Form W-8BEN instead to establish their foreign status.13Airbnb. How to Complete Form W-9
Skip this step and Airbnb may be required to withhold tax from your earnings.13Airbnb. How to Complete Form W-9 The IRS sets backup withholding at a flat 24 percent when a payee does not provide a correct taxpayer identification number.14Internal Revenue Service. Backup Withholding That 24 percent comes straight out of future payouts and is remitted to the IRS on your behalf. You can reclaim it when you file your annual return, but the money is tied up until then, and once withholding starts you will receive a 1099-K regardless of whether you cleared the reporting thresholds.
