In almost every case, yes, you need proof of income to refinance your house. Federal law requires lenders to verify that you can afford the new payment before they approve the loan, and the only meaningful exceptions are a handful of government streamline programs for borrowers who already hold FHA, VA, or certain USDA mortgages. What you actually have to hand over depends on how you earn money.
Why Lenders Have to Check
The Ability-to-Repay rule in 15 U.S.C. § 1639c prohibits a lender from issuing a residential mortgage without a good-faith determination that you can handle the payments. The statute names the documents that count as verification: W-2s, tax returns, payroll records, bank statements, and other reliable third-party records.1Office of the Law Revision Counsel. 15 USC 1639c – Minimum Standards for Residential Mortgage Loans A lender who skips the check exposes itself to a borrower lawsuit for all finance charges and fees paid on the loan, plus damages and attorney fees.2Office of the Law Revision Counsel. 15 USC 1640 – Civil Liability That is why “no-doc” conventional refinances no longer exist.
If You Earn a Salary or Hourly Wage
The documentation path for W-2 employees is the shortest. Lenders want your most recent 30 days of pay stubs showing current employment, gross monthly earnings, year-to-date income, and deductions. They also want W-2 forms from the last two calendar years to confirm your earnings have been consistent.3Freddie Mac. Guide Section 5303.1
Expect a verbal verification of employment too. Fannie Mae requires the lender to contact your employer directly within 10 business days before closing.4Fannie Mae. Verbal Verification of Employment If you changed jobs recently, prepare for extra questions, especially if the new position is in a different field. And one practical warning: your lender will likely call your employer again right before closing. If you quit or get laid off between application and funding, the loan collapses.
If You Are Self-Employed
Self-employed borrowers carry a heavier paperwork load. Lenders require two full years of signed personal federal tax returns with all schedules to evaluate your net business income.5Fannie Mae. Underwriting Factors and Documentation for a Self-Employed Borrower If your business is a partnership or S-corporation, you also need to supply Schedule K-1 forms showing your share of profits or losses.6Internal Revenue Service. Instructions for Schedule K-1 (Form 1065)
The frustrating part is that the deductions that lower your tax bill also lower your qualifying income. Underwriters add back certain non-cash items like depreciation, but the gap between what the business actually brings in and what the return shows can still be large. If a refinance is on the horizon, think twice before claiming aggressive deductions in the two years leading up to it.
If You Are Retired
Retirees document fixed-income sources instead of employment. Lenders want Social Security award letters, pension statements, and Form 1099-R for distributions from retirement accounts or annuities. Each income source has to be expected to continue for at least three years from closing.7Fannie Mae. Annuity, Pension, or Retirement Income
Social Security often gets favorable treatment, because the benefit is not taxed at the full rate. Some lenders “gross up” the benefit by 15% to 25%, which can meaningfully improve your debt-to-income ratio. Pensions and annuities qualify at face value when you can show a documented payment history and evidence the payments will not expire within three years.
Asset Depletion as an Alternative
If you have substantial savings but modest monthly income, Fannie Mae’s asset depletion method divides your total verified liquid assets by 360 months to produce a qualifying monthly income. $900,000 in eligible accounts, for example, generates $2,500 per month.8Fannie Mae. Asset Depletion Calculation
Only assets convertible to cash within 90 days qualify. Checking, savings, stocks, bonds, and mutual funds all count. Retirement accounts like 401(k)s and IRAs do not, and neither does home equity or life insurance cash value.8Fannie Mae. Asset Depletion Calculation That distinction matters, since many retirees hold most of their wealth in the accounts that are not eligible.
Bonus, Commission, Alimony, and Other Variable Income
Bonus, commission, overtime, and tip income can count toward qualification, but lenders want a track record. Fannie Mae recommends a two-year history, though 12 months plus other strong factors may be enough. The lender averages the income over the documented period. If the trend is flat or rising, that average is used. If income is declining, the lender has to verify it has stabilized at the current level before counting it at all.9Fannie Mae. Bonus, Commission, Overtime, and Tip Income
Alimony and child support can also be used, but only if you choose to disclose and document them. You need the court order or separation agreement specifying the payment amount, plus at least six months of bank statements or canceled checks showing the payments actually arriving. The income must be expected to continue for at least three years from closing, so lenders check the ages of any children involved and any expiration dates in the order.10Fannie Mae. Alimony, Child Support, Equalization Payments, or Separate Maintenance Voluntary payments made without a court order do not count.
When You Can Skip Income Verification
The real exceptions to proving income are government streamline programs. They exist for borrowers who already hold an FHA, VA, or USDA loan and want to lower their rate without full underwriting.
FHA Streamline Refinance
If you have an FHA-insured mortgage, the FHA Streamline program allows you to refinance with limited documentation. Under the non-credit-qualifying option, the lender is not required to verify your income or run a new debt-to-income analysis.11U.S. Department of Housing and Urban Development (HUD). Streamline Refinance Your Mortgage You still have to show on-time payments on the current mortgage, and the refinance must produce a tangible benefit such as a lower payment or a switch from an adjustable to a fixed rate.
VA Interest Rate Reduction Refinance Loan
Veterans and service members with an existing VA loan can use the VA IRRRL. For standard cases, the program does not require income underwriting or an appraisal. As long as you are current on your mortgage and the new loan either reduces your rate or converts an adjustable rate to fixed, the refinance proceeds on your payment history rather than fresh income documents. Income and credit underwriting are triggered only if the existing loan is delinquent or the VA has to approve the loan in advance to prevent foreclosure.12eCFR. 38 CFR 36.4307 – Interest Rate Reduction Refinancing Loan
USDA Streamlined-Assist Refinance
The USDA option comes with a catch. The Streamlined-Assist refinance waives the debt-to-income ratio requirement, but the lender still has to collect income and asset documentation, because USDA loans have household income limits that apply at refinance.13USDA Rural Development. FAQ – Single Family Housing Guaranteed Loan Program Origination The check here is not whether you earn enough. It is whether you earn too much to remain eligible.
When Standard Proof Does Not Fit: Alternative Programs
Borrowers who do not slot neatly into conventional or government-backed programs have a few options outside the qualified-mortgage world. They come with higher rates and larger down payments.
Bank statement loans let self-employed borrowers qualify using 12 to 24 months of personal or business bank statements instead of tax returns. The lender calculates income from average monthly deposits, which often produces a higher figure than tax return income because it reflects cash flow before deductions. Most lenders want a credit score of at least 620, interest rates run roughly one to two points above conventional, and down payments are typically 10% to 20%.
For rental properties, a Debt Service Coverage Ratio loan skips personal income verification. The lender divides the monthly rent by the total monthly payment including principal, interest, taxes, insurance, and any association dues. A ratio of 1.0 means the rent exactly covers the debt; most lenders want at least 1.2. Your tax returns and employment history do not factor into the decision. These loans are only available for income-producing properties.
Non-qualified mortgage products consistently cost more than conventional ones, often by a quarter point to a point and a half in rate. Over 30 years, even half a point adds up. The easier paperwork is a genuine advantage, but exhaust conventional options first.
Do Not Overstate What You Earn
Inflating income or submitting doctored documents on a refinance application is a federal crime. Under 18 U.S.C. § 1014, knowingly making a false statement to influence a federally related mortgage lender carries up to 30 years in prison and a $1,000,000 fine.14Office of the Law Revision Counsel. 18 USC 1014 – Loan and Credit Applications Generally That reaches inflated salary figures on the application, altered pay stubs, and bank statements that do not belong to you.
Even without a criminal case, the lender can call the loan balance due the moment it discovers the misrepresentation. If you are close to qualifying but fall short, the better move is a program designed for your actual financial picture, not a document you altered.
