Can I Get a Home Loan With a 550 Credit Score?

You can get a home loan with a 550 credit score, but almost always through the FHA program, and on terms that cost more than what higher-score borrowers see. Expect a 10% minimum down payment instead of 3.5%, manual underwriting rather than an automated approval, mortgage insurance that stays on the loan for over a decade, and an interest rate one to two points above what a 700-score borrower would pay. The loan is real. The math just works differently.

FHA Is the Main Path at 550

HUD’s Single Family Housing Policy Handbook sets the floor for FHA-insured financing. A minimum decision credit score below 500 is ineligible. Scores from 500 to 579 qualify but are capped at 90% loan-to-value, meaning you must put at least 10% down. Only at 580 does the familiar 3.5% down payment become available.1HUD. FHA Single Family Housing Policy Handbook 4000.1

The 10% requirement is where most 550-score buyers feel the pinch. On a $300,000 home, that’s $30,000 rather than $10,500. It isn’t a lender preference you can negotiate around; it’s HUD policy. One small silver lining: the higher equity slightly reduces your ongoing mortgage insurance and gives an underwriter more room to say yes.

Automated underwriting systems typically reject scores this low, so your file goes to manual underwriting. Without compensating factors, the standard FHA manual limits are a 31% front-end ratio (housing costs to income) and a 43% back-end ratio (total debt to income). Borrowers at 580 or above can push those higher by showing compensating factors like cash reserves or minimal payment shock; at 550, expect the underwriter to hold you close to the standard ratios.2Federal Register. Do VA or USDA Loans Work at 550?

If you’re a veteran or active-duty service member, the VA itself sets no minimum credit score. Its guidance says lenders may impose their own limits, but the VA won’t disqualify you based on score alone.3Department of Veterans Affairs. VA Home Loan Eligibility Toolkit In practice, most VA lenders set their own floors around 580 to 620. A 550-score borrower needs to shop for a lender that specializes in VA lending and can bring strong compensating factors, especially low debt ratios and steady employment.

USDA loans, for homes in eligible rural areas, use 640 as the threshold for streamlined credit review. Below 640, the file triggers a full manual credit review in which a loan originator builds a credit history from at least three sources.4United States Department of Agriculture. RD-SFH-CreditRequirements The standard USDA total debt-to-income ratio is 41%, with a possible waiver to 44%, but that waiver requires a score of 680 or higher, which a 550 borrower can’t reach.5United States Department of Agriculture. HB-1-3555, Chapter 11 – Ratio Analysis The underwriter will also look for evidence that your low score came from a temporary event outside your control and require verification of the past two years of rent, with a written explanation for every late payment in that window. Between the tighter DTI and the demanding manual review, USDA is generally harder to clear at 550 than FHA.

What a 550-Score Mortgage Actually Costs

The purchase price tells you little about the true cost of borrowing at 550. Three separate costs stack on top of one another.

Mortgage Insurance

FHA loans carry two mortgage insurance charges. The upfront premium is 1.75% of the base loan amount, paid at closing or rolled into the balance. On a $270,000 loan (90% of a $300,000 home), that’s $4,725.6HUD. Appendix 1.0 – Mortgage Insurance Premiums

The annual premium depends on loan-to-value. With 10% down, you’re at exactly 90% LTV, which puts you in the lowest tier: 0.80% of the loan balance per year for loans up to $625,500 with a term over 15 years. That’s roughly $180 a month on a $270,000 loan. Because your LTV is at or below 90%, the annual premium drops off after 11 years rather than lasting the full loan term. Borrowers who put only 3.5% down pay annual MIP for the life of the loan.6HUD. Appendix 1.0 – Mortgage Insurance Premiums

Interest Rate

A 550 credit score generally lands you a rate one to two percentage points above what a 700+ borrower pays on the same loan type. The spread varies by lender and market. Over 30 years it compounds hard: each additional percentage point of interest on a $270,000 loan costs roughly $60,000 to $65,000 across the full term. This is the single biggest financial reason to consider raising your score before you buy, if your timeline allows it.

Cash Reserves

FHA manual underwriting requires minimum cash reserves of one full monthly mortgage payment (principal, interest, taxes, and insurance) for one- and two-unit properties.2Federal Register. FHA Risk Management Initiatives – Manual Underwriting Requirements Lenders often demand more, and holding three or more months of reserves can act as a compensating factor. The funds must be liquid and remain in your account after down payment and closing costs; retirement balances generally don’t count unless the program specifically allows them.

How Manual Underwriting Works

At 550, a human underwriter reads your file. That’s slower and more demanding, but more forgiving of context. A scoring algorithm treats a late payment as a data point; a person can weigh whether a hospital stay caused it.

Underwriters look for a consistent pattern of financial responsibility despite the low score. Twelve months of on-time rent payments carries real weight. Stable employment matters. So does the absence of fresh derogatory marks. Every late payment in the past two years needs a credible written explanation, and the underwriter checks whether the underlying problem is actually resolved.

Come prepared with the documents that make a manual review possible:

  • Two years of federal tax returns with all schedules, W-2s, and your most recent 30 days of pay stubs. Self-employed borrowers add profit-and-loss statements.
  • At least 60 days of consecutive statements for every checking and savings account. Any large deposit that doesn’t match your income pattern will be questioned.
  • A written letter of explanation for every derogatory mark. Be specific about dates and circumstances. “I had financial difficulties” won’t clear an underwriter; “I was laid off in March 2023 and missed two payments before finding new work in June 2023” will.
  • Twelve to 24 months of rent verification: canceled checks, bank transfers, or a landlord verification form.
  • The Uniform Residential Loan Application (Form 1003), where you disclose any prior foreclosures, judgments, or bankruptcies.7Fannie Mae. Uniform Residential Loan Application (Form 1003)

Waiting Periods After Bankruptcy or Foreclosure

A 550 score often traces back to a bankruptcy or foreclosure, and both programs impose mandatory waiting periods before you can apply. FHA requires a two-year wait after a Chapter 7 discharge, allows a Chapter 13 application after 12 months of on-time trustee payments, and imposes a three-year wait after a completed foreclosure.

USDA treats these events as significant delinquencies and requires any foreclosure, short sale, or Chapter 7 discharge to be at least 36 months old before you apply.4United States Department of Agriculture. RD-SFH-CreditRequirements If your low score stems from one of these events and you’re still inside the waiting window, no combination of compensating factors will get you approved.

Should You Wait and Improve Your Score First?

Most borrowers at 550 should seriously ask this before committing. Reaching 580 drops your required FHA down payment from 10% to 3.5%; on a $300,000 home, that’s $19,500 you keep. It also opens a wider pool of lenders and may pull your interest rate down. A 30-point improvement often takes three to six months of focused work.

The fastest lever is credit utilization. If you’re carrying balances above 30% of your credit limits, paying them below 10% can produce a noticeable jump within one or two billing cycles. Becoming an authorized user on a family member’s long-standing, low-balance card can also help, though the impact varies by scoring model.

If you’re already mid-application and a small bump would change your loan terms, ask your lender about a rapid rescore. The lender submits updated account information directly to the credit bureaus, and results typically come back in three to five business days rather than waiting for the next reporting cycle.8Equifax. What Is a Rapid Rescore? You can’t request it yourself; it has to run through the lender, and you’ll need documentation (a payoff letter, a zero-balance statement) that justifies the change.

Add up the extra costs of buying at 550: the larger down payment, the higher interest over even five years, and the additional MIP. Compare that to renting for six more months while you push the score up. For most borrowers, waiting saves money. The exception is a fast-appreciating market where prices are climbing quicker than your costs would drop, and that’s a gamble rather than a plan.

Predatory Lending Red Flags

Borrowers at 550 are targets for predatory lenders. A legitimate lender charges more for a low score; that’s risk pricing. A predatory lender exploits limited options to lock you into terms designed to extract fees or set up unnecessary refinancing. Watch for:

  • Prepayment penalties. Qualified Mortgages cannot include prepayment penalties after the first three years, so any loan carrying a longer penalty is a Non-QM product and deserves extra scrutiny.
  • Balloon payments. A low monthly payment that suddenly balloons at the end of the term creates the illusion of affordability while building toward a payment you likely can’t make.
  • Pressure to refinance soon after closing. Loan flipping generates fees for the lender each cycle while draining your equity.
  • Vague fee disclosures. Your Loan Estimate must itemize every fee. A lender who is evasive about costs, rushes you to sign, or discourages comparison shopping is not one to trust.

Get Loan Estimates from at least three lenders before committing. Federal law requires lenders to deliver this standardized form within three business days of receiving your application, which makes side-by-side comparison straightforward. Line up the rate and fee columns; the gap between a legitimate subprime lender and a predatory one usually shows itself there.
