BC tax due dates cluster around three points on the calendar: April 30 for personal income tax (covering both federal and BC provincial tax on the same return), March 31 for the speculation and vacancy tax declaration and the Employer Health Tax annual return, and July 2 for property tax and any speculation and vacancy tax you owe. Miss any of them and you face a flat-percentage penalty, compounding daily interest, or both.
Personal Income Tax: April 30
Your 2025 personal income tax return is due by April 30, 2026.1Canada Revenue Agency. Due Dates and Payment Dates – Personal Income Tax The Canada Revenue Agency administers this deadline, but it governs your BC provincial tax too, because the province piggybacks on the federal return. Both balances are due the same day.
Self-employed filers (and their spouses) get until June 15 to file. Any tax owing is still due April 30. The June date only delays the paperwork. Interest starts running May 1 on any unpaid balance.
Late-Filing Penalty and Interest
Filing late when you owe money costs 5% of the balance owing immediately, plus 1% for each full month the return remains outstanding, up to 12 months. If the CRA charged you a late-filing penalty in any of the previous three years and formally demanded you file, the penalty doubles to 10% plus 2% per month for up to 20 months.2Canada Revenue Agency. Renters filing a BC return can claim up to $400 through the provincial renter’s tax credit on form BC479, which is part of the T1. The claim rides on the same April 30 deadline.4Province of British Columbia. B.C. Renter’s Tax Credit
Property Tax and Home Owner Grant: July 2
Annual property tax for most BC residents is due July 2. Municipal residents get their notices from their local tax office; rural owners get theirs from the provincial surveyor of taxes. Late-payment penalties vary by municipality. Some charge a combined 10% split across two installments, and others use a different structure. Check the penalty schedule printed on your tax notice.
If you own and occupy the home as your principal residence, apply for the Home Owner Grant before July 2. The grant counts as a payment toward your property taxes, so applying late means the unpaid portion may attract a late-payment penalty even if the grant is eventually approved.5Province of British Columbia. The regular grant for 2026 is $570 in the Capital Regional District, Metro Vancouver, and the Fraser Valley Regional District, and $770 everywhere else. The full grant applies to properties assessed at $2,075,000 or less, then phases out above that.6Province of British Columbia. Home Owner Grant
If paying in full by July would be a hardship, BC’s property tax deferment program acts as a low-interest loan from the province for eligible owners (generally those 55 or older, surviving spouses, persons with disabilities, or parents supporting children under 18).7Province of British Columbia. Speculation and Vacancy Tax: March 31 Declaration, July 2 Payment
If you own residential property in a designated taxable area, you must file a speculation and vacancy tax declaration every year by March 31, even if nothing has changed and you owe nothing.8Province of British Columbia. The province mails declaration letters in January and February with the Letter ID and Declaration Code you need to file online or by phone. If no letter arrives, contact the province rather than assume you’re exempt. Missing the declaration entirely can trigger penalties even when you would have owed no tax.
If your declaration produces a tax bill, payment is due on the first business day in July, which is July 2 in 2026.8Province of British Columbia. Most BC residents who live in or genuinely rent out their property qualify for an exemption, but the declaration is still mandatory.
PST Returns for Businesses
Businesses registered for BC’s Provincial Sales Tax file on a schedule set at registration, based on annual PST collected. Businesses collecting more than $12,000 a year file monthly; smaller collectors may file quarterly, semi-annually, or annually. Your return and payment must be received on or before the last day of the month following the end of your reporting period.10Government of British Columbia. Reporting and Paying PST When that date lands on a weekend or BC statutory holiday, it shifts to the next business day.
A monthly filer’s January return, for instance, is due by the last day of February. If you were required to register but didn’t, the default filing period is monthly, so unpaid months stack up quickly.
Employer Health Tax: March 31
The Employer Health Tax applies to employers with BC remuneration above $1,000,000 in a calendar year. Between $1,000,001 and $1,500,000, the rate is 5.85% on the amount above $1,000,000. The annual return for the 2026 tax year is due March 31, 2027, along with any final payment.11Province of British Columbia. Employer Health Tax Overview Employers with larger liabilities may owe installments during the year. Associated employers under common control share the $1,000,000 exemption, and once their combined payroll exceeds $1,500,000, none of them gets any exemption.
Corporate Income Tax
BC corporate income tax is calculated on the federal T2 return and administered by the CRA under the Tax Collection Agreement. Provincial deadlines mirror the federal ones: file within six months of fiscal year-end and pay any balance within two months of year-end (three months for certain Canadian-controlled private corporations). There is no separate provincial filing.
How to File and Pay
For provincial taxes like PST, Employer Health Tax, and the speculation and vacancy tax, use the eTaxBC portal to file returns, make payments, and manage your account.12Government of British Columbia. eTaxBC Online Services You can also pay through online banking by adding the province as a payee and entering the account number from your tax notice.
Personal income tax flows through the CRA, not the province. File electronically using certified tax software or CRA My Account, or by mail. The CRA takes payments through its online portal, at most major banks, and by cheque.
If you mail a paper payment or declaration for a BC provincial tax, allow for transit. A postmark does not guarantee on-time filing; the payment must arrive by the deadline. When a payment clears through eTaxBC, the digital confirmation serves as your receipt for audit purposes.
