Are Mini Splits Tax Deductible? Credits, Rebates, and Depreciation

Whether mini-splits are tax deductible depends on when yours was installed and how the space is used. The federal Energy Efficient Home Improvement Credit under Section 25C, which covered 30% of equipment and installation up to $2,000 for a qualifying heat pump mini-split, was terminated for any system placed in service after December 31, 2025.1Internal Revenue Service. FAQs for Modification of Sections 25C, 25D, 25E, 30C, 30D, 45L, 45W, and 179D Under Public Law 119-21 If your system was installed and running by that date, you can still claim the credit on your 2025 return. For later installations, or for units in rentals, home offices, or medically necessary settings, other tax pathways may reduce the cost.

What Changed With the Federal Credit

Public Law 119-21, signed in 2025, ended the Section 25C credit for equipment placed in service after December 31, 2025.1Internal Revenue Service. FAQs for Modification of Sections 25C, 25D, 25E, 30C, 30D, 45L, 45W, and 179D Under Public Law 119-21 The credit had been on the books through 2032 before Congress cut it short.2Office of the Law Revision Counsel. 26 USC 25C – Energy Efficient Home Improvement Credit The trigger is the “placed in service” date, not the purchase date or when you file. A unit bought in December 2025 but not installed and operational until January 2026 no longer qualifies.

Claiming the Credit for Systems Installed Before 2026

If your mini-split was installed and operational by December 31, 2025, the credit is still available on your 2025 return. The rules that applied through that year are what govern the claim.

Who Qualified

The credit was for existing homes serving as the taxpayer’s principal residence. New construction, rentals, and second homes were excluded.3Internal Revenue Service. The annual cap for heat pumps was $2,000 per taxpayer per year, applied across all heat pumps and biomass stoves combined, not per unit.5Internal Revenue Service. The credit was also nonrefundable: it could zero your tax bill but would not produce a refund of the excess, and it could not be carried forward.6Internal Revenue Service. Efficiency Standards

The unit had to be a heat pump capable of both heating and cooling; cooling-only units did not qualify. It also had to meet or exceed the highest efficiency tier (excluding any advanced tier) set by the Consortium for Energy Efficiency as of the start of the calendar year of installation, with both indoor and outdoor components installed together for split systems.7Internal Revenue Service. Rebates That May Still Apply

The High-Efficiency Electric Home Rebate Act, part of the Inflation Reduction Act of 2022, runs through state energy offices rather than the tax system. It is income-qualified and delivered as an upfront discount at the point of sale, authorizing up to $8,000 per household for a heat pump for lower-income households and up to $4,000 for moderate-income households, with eligibility tied to Area Median Income.

Rollout has been uneven. Each state runs its own version on its own timeline, so availability in 2026 depends on where you live and whether your state has launched or exhausted its funding. Check with your state energy office. Local utilities also sometimes offer their own rebates for high-efficiency heat pumps, typically a few hundred to a few thousand dollars.

Rental Property: Depreciation

Landlords were never eligible for the Section 25C credit, so the repeal does not change their situation. A mini-split installed in a rental is a capital improvement, depreciated under the Modified Accelerated Cost Recovery System over 27.5 years using the straight-line method and mid-month convention. A $6,000 installation generates roughly $218 in annual depreciation deductions across that period. The improvement is treated as separate depreciable property, with its own recovery period beginning in the month it is placed in service.11Internal Revenue Service. Publication 527, Residential Rental Property

Section 179 immediate expensing generally does not apply to structural components of buildings, and a permanently installed mini-split attached to a rental typically falls into that excluded category.

Home Office: Partial Deduction

If part of your home is used exclusively and regularly as your principal place of business, a portion of a mini-split installation can be deductible as a business expense. The IRS allows a simplified method (a flat rate per square foot) or the actual expense method.12Internal Revenue Service. Publication 587 (2025), Business Use of Your Home

Under the actual expense method, a mini-split serving your whole home is an indirect expense; you deduct the business-use percentage, calculated by dividing office square footage by total home area. A unit installed solely in the office space can be treated as a direct expense for that room. Either way, a permanent installation is a capital improvement depreciated over 39 years under MACRS rather than deducted in one year.12Internal Revenue Service. Publication 587 (2025), Business Use of Your Home The deduction is capped by gross income from the business use of the home, though excess depreciation can carry forward.

Medical Necessity: Narrow Deduction

A mini-split installation may qualify as a deductible medical expense in limited circumstances. The IRS permits deductions for home equipment or improvements whose main purpose is medical care for the taxpayer, spouse, or a dependent. A physician would need to establish medical necessity, such as a severe respiratory condition requiring controlled air quality.13Internal Revenue Service. Publication 502, Medical and Dental Expenses

There is an offset that catches people. If the installation increases your home’s market value, that increase reduces the deductible amount. When a $5,000 mini-split adds $3,000 in value, only $2,000 counts as a medical expense. Total medical expenses also must exceed 7.5% of adjusted gross income before any deduction produces a benefit, so this pathway only helps in years with substantial medical costs.

Cost Basis When You Sell

Even with no immediate credit or deduction, a mini-split adds to your home’s adjusted cost basis. At sale, a higher basis means lower capital gains. The IRS recommends keeping purchase receipts and installation records specifically to substantiate the basis adjustment later.3Internal Revenue Service. Most homeowners selling a primary residence can already exclude up to $250,000 in gains, or $500,000 for married couples filing jointly, so the basis adjustment matters mainly when profit exceeds those thresholds. In high-appreciation markets, every documented improvement helps. Keep the invoice regardless of whether you claim anything this year.
