Ajax Property Tax Rates, Due Dates and Payment Options

Ajax property tax is calculated by multiplying your property’s MPAC-assessed value by a combined tax rate made up of three parts: a municipal rate set by the Town of Ajax, a regional rate set by the Region of Durham, and an education rate set by the Province of Ontario. For 2026, that assessed value is still based on a January 1, 2016 valuation, because Ontario has repeatedly postponed its province-wide reassessment. The bill arrives in two rounds — an interim bill in late January and a final bill in late May — with four installment dates across the year.

How Your Bill Is Calculated

Three rates add together to produce the rate applied to your assessed value:

  • The municipal rate, set by Ajax council each year to fund roads, parks, fire, and recreation.
  • The regional rate, set by Durham to fund policing, transit, social services, and regional roads.
  • The education rate, set by the Province. For 2026, the residential education rate is 0.153 percent of assessed value.

Each property class (residential, commercial, industrial) has its own set of rates.1Town of Ajax. Why Your Assessment Reflects 2016 Values

The Municipal Property Assessment Corporation (MPAC) sets the assessed value of every property in Ontario. Under the Assessment Act, land is supposed to be valued at what it would sell for between a willing buyer and seller.3Ontario.ca. Assessment Act, R.S.O. 1990, c. If your home has appreciated since 2016, your assessed value is almost certainly lower than what you could sell for today. If the neighborhood has softened, you may actually be assessed above market — which matters if you’re thinking about an appeal.

2026 Due Dates

Interim Bill

The interim bill is mailed in late January and covers roughly half of your annual taxes. It can’t exceed 50 percent of the prior year’s total unless the province prescribes otherwise, which lets the town collect revenue before council finalizes the current year’s budget.5Town of Ajax. Final Bill

Final bills go out in late May, after council approves the new rate. The final bill shows the full-year amount minus what you already paid in the interim. The 2026 final installments are due June 26 and September 25.6Town of Ajax. Property Taxes

If your mortgage lender collects taxes through escrow, they receive billing information directly and pay on your behalf, but you’ll still get a copy of each bill. Confirm with your lender who is paying. Missed deadlines because both sides assumed the other was handling it are common and entirely avoidable.

How to Pay

You need your 15-digit roll number for any payment method. It’s on your bill in the format 0x00xxxxxxx0000. If you’ve lost the bill, the Ajax Finance Department can look it up by address.7Town of Ajax. Pay Property Tax

Online Banking

Add “Ajax – Taxes” as a payee at your bank and enter the 15-digit roll number as the account number. Verify every digit; an incorrect roll number sends your payment to another property and leaves your own account showing as delinquent. Allow two to three business days for the payment to post, so don’t schedule it for the due date itself.

Pre-Authorized Payment Plans

Ajax offers a monthly plan that spreads your taxes across 12 withdrawals on the 15th of each month starting in January, and an installment plan that pulls the exact amount owed on each of the four due dates. A monthly arrears plan is available for accounts that are behind, though penalty and interest continue to apply until the balance is cleared.8Town of Ajax. Enroll by submitting an application with your roll number, contact information, and banking details (a void cheque works, or your bank can complete the form). The authorization runs until you cancel it in writing. Any Ajax owner whose taxes are current is eligible for the monthly or installment plans.8Town of Ajax. Credit Card or Interac e-Transfer

Credit card and Interac e-Transfer payments go through PaySimply, a third-party provider. The convenience fee is roughly 2.5 percent of the payment.9PaySimply. Drop Box or Mail

A secure drop box at Town Hall, 65 Harwood Ave. S., accepts cheques and payment stubs after hours. Make the cheque payable to the Town of Ajax and write the roll number in the memo line. For mailed payments, allow at least a week; the town credits payments by the date received, not by postmark.

Online Portal

The town’s tax portal at etax.ajax.ca shows your balance, upcoming due dates, prior-year comparisons, and transaction history.10Town of Ajax. Online Property Tax Portal It’s the quickest way to confirm a payment has posted.

What Happens If You Pay Late

Miss a due date and the town adds a 1.25 percent penalty on the first business day of each month the balance stays unpaid. Payments are applied first to outstanding interest, then to the oldest unpaid taxes, so a partial payment doesn’t stop penalties from accruing on the rest.11Town of Ajax. Prolonged non-payment escalates quickly. Under the Municipal Act, if any portion of your taxes remains unpaid on January 1 of the second year after they became owing, the treasurer may register a tax arrears certificate against your title. From that registration, you have one year to pay the full cancellation price (overdue taxes plus penalties and costs). If you don’t, the town can sell the property at a public tax sale.12Ontario.ca. Supplementary Bills After New Construction

Build a new home, add an addition, or complete a significant renovation and you’ll receive a separate bill on top of the regular interim and final bills. The Assessment Act lets municipalities issue supplementary tax bills whenever MPAC reassesses due to new construction, renovation, or a class change, covering the current year and up to two prior years.5Town of Ajax. Supplementary bills are payable in two installments. The timing depends on when an MPAC assessor visits, so they can land months (sometimes years) after the work was finished. If you’ve bought a newly built home or just completed a major renovation, budget for it. Late penalties apply to supplementary bills the same as any other.5Town of Ajax. Challenging Your Assessment

If you think MPAC has overvalued your home, you can push back, but the sequence is fixed. Residential, farm, and managed forest owners must start with a Request for Reconsideration (RfR) filed with MPAC before they can appeal.13Municipal Property Assessment Corporation. File the RfR online through MPAC’s AboutMyProperty portal or by mail. The question to ask yourself: could you have sold the property on January 1, 2016 for the value on your notice? Supporting evidence includes sales of comparable properties, photos, recent appraisals, or repair estimates. If the RfR doesn’t resolve things, you have 90 days from MPAC’s decision to appeal to the Assessment Review Board. The residential filing fee is $132.50 per roll number, with a $10 discount for electronic filing.14Tribunals Ontario. ARB Fee Chart Because assessments remain locked at 2016 values, a successful appeal has to show your property was overvalued as of that date, not that market conditions have shifted since.

Relief and Rebate Programs

The Region of Durham offers a reassessment deferral for homeowners at least 65 and receiving the federal Guaranteed Income Supplement, or eligible for the Ontario Disability Support Program. Because reassessments have been postponed since the 2016 base year, there’s nothing currently to defer, and the Region treats the program as effectively closed until the next cycle begins.15Region of Durham. Property Taxes Once a new reassessment takes effect, eligible owners could defer annual reassessment-related increases above five percent or $100 on their primary residence.

Owners of properties designated under Part IV or Part V of the Ontario Heritage Act may qualify for an annual rebate of 10 percent of taxes payable, with the Province matching that on the education portion. The property must have a Heritage Easement Agreement in place by December 31 of the tax year, must be in good and habitable condition, and must have no outstanding fines, arrears, or by-law violations. Registered charities occupying commercial or industrial space in Ontario qualify for a rebate of at least 40 percent of taxes paid on that space, whether paid directly or through a lease. Municipalities may choose to offer more.
