ADA Side Approach Sink: Clearance, Height, and Reach Range

ADA side approach sink requirements apply when a wheelchair user pulls up parallel to a sink instead of rolling under it. Under the 2010 ADA Standards for Accessible Design, that setup is only allowed at certain fixtures, and it carries specific rules for floor clearance, counter height, reach range, faucet controls, and exposed plumbing. Miss any one of them and the installation fails.

Where a Side Approach Is Allowed

Most sinks and lavatories in public and commercial buildings need a forward approach, with knee and toe clearance underneath. The parallel approach is the exception, not the default.

It’s permitted at kitchen sinks in spaces without a cooktop or conventional range. Breakrooms, kitchenettes, and light-prep areas usually qualify. The ADA distinguishes a lavatory (a handwashing basin in a restroom or bathing facility) from a sink used elsewhere. Lavatories almost always require forward approach. The parallel-approach exceptions live on the sink side of that line.

Clear Floor Space

Centering the floor space on the sink is often sensible, but the ADA only requires centering at drinking fountains, forward-approach kitchen work surfaces, and washers and dryers. For a side approach sink, the clearance just needs to let the user reach the basin and controls.4U.S. Access Board. The floor in the zone must be firm, stable, and slip-resistant.3U.S. Access Board. Movable objects like trash cans routinely creep into the clearance zone after installation, and that’s one of the most common violations inspectors flag.

Maximum Sink and Counter Height

The top of the sink rim or the counter surface, whichever is higher, cannot exceed 34 inches above the finished floor.2U.S. Access Board. Guide to the ADA Accessibility Standards: Lavatories and Sinks Standard residential counters sit around 36 inches, so compliance usually calls for a lowered counter section or a shallower sink in a lower cabinet. The “whichever is higher” phrasing matters: a low basin rim doesn’t save the installation if the surrounding counter lip rises above 34 inches.

Side Reach Range and Basin Depth

Reach range rules set how deep the basin can be and how far back the faucet can sit. They interact with the counter height in ways that catch people out.

With nothing blocking the reach, the maximum high side reach is 48 inches above the floor and the minimum low side reach is 15 inches. An obstruction up to 10 inches deep, like a narrow counter lip, still counts as unobstructed.5UpCodes. Side Reach

Once the obstruction goes past 10 inches deep, the rules tighten. That obstruction itself cannot be taller than 34 inches or deeper than 24 inches, and within those limits the maximum high side reach drops from 48 to 46 inches.5UpCodes. A typical kitchen counter runs about 24 inches deep, so the faucet and the lowest reachable point of the basin both have to fall at or below 46 inches.

You’re coordinating three measurements at once: counter height (34 inches max), counter depth as an obstruction (24 inches max), and the resulting reach ceiling of 46 inches to the faucet or basin bottom. A basin deep enough to force leaning or straining fails the intent of the rule. A shallower basin, or mounting slightly higher within the 34-inch limit, usually resolves the conflict.

Faucet Controls

Faucet hardware is governed by the operable parts rules in Section 309. Controls must work with one hand and cannot require tight grasping, pinching, or twisting of the wrist, and the operating force cannot exceed 5 pounds.6U.S. Access Board. Lever handles, push buttons, and touchless sensors all meet the standard when installed correctly. Round knobs that require a full grip and twist are the most common failure. Spring-loaded push faucets that need more than 5 pounds of force also fail, even if sold for commercial use.

Controls also have to sit within the side reach envelope. With a counter obstruction deeper than 10 inches, that means the handle cannot be higher than 46 inches or farther than 24 inches from the front edge.5UpCodes. Exposed Pipe and Surface Protection

Section 606.5 requires that water supply and drain pipes under the sink be insulated or configured to prevent contact, and no sharp or abrasive surfaces can sit under the fixture.7UpCodes. Foam pipe sleeves are the usual fix. Molded plastic covers made for ADA use hold up better in commercial settings. The rule applies even when cabinetry encloses most of the plumbing: anything reachable from the clear floor space needs protection.

What Non-Compliance Costs

ADA sink violations usually surface through private lawsuits or Department of Justice enforcement. A complainant does not need to show personal injury; the barrier itself is the violation. In DOJ Title III enforcement, civil penalties reach $75,000 for a first violation and $150,000 for subsequent violations, adjusted for inflation each year.8eCFR.
